Three quarters of an hour from Hamburg await rural beauty and tranquility

Ten communities belong to the Krempermarsch district in the center of the Steinfurt district in southwestern Schleswig-Holstein about 50 kilometers northwest of Hamburg, namely Bahrenfleth, Dägeling, Elskop, Grevenkop, Neuenbrook, Rethwisch, Süderau, Kremperheide, Krempermoor and the town of Krempe itself with its current population of nearly 2,500. Situated in the middle between Elbmarsch and Wilster Marsch, the riverbank area of the Kremper Marsch, which is also named after the town, was first drained in the 12th century, made assessable and mentioned in documents; Dutch settlers played a considerable role in this at the time, and the town charter was also granted at that time. Between the 16th and 18th centuries, Krempe became known as the second largest fortress town in the region, and trade was conducted as far as Venice and Lisbon via the Krempau, which is no longer completely navigable today. In competition with the town of Glückstadt, which was not founded until 1617 but is today more than four times as large, further south directly on the Elbe, Krempe lost its economic attractiveness, but was also able to retain its pleasantly quiet character to this day. Since the middle of the 19th century, the town has been connected to the Glückstadt-Elmshorn railroad line (Marschbahn), which today runs from Westerland on Sylt via Niebüll, Husum and Meldorf toElmshorn near Hamburg. With the federal highway 431, there are traffic connections to the neighboring districts of Pinneberg and Dithmarschen as well as to Hamburg-Altona.

A storybook town center and plenty of space for new houses

As a place to live, the second smallest town in Schleswig-Holstein is very charming and typically North German rural and relaxed with its narrow streets and medieval layout in the old town center around the market square. Unfortunately, all that remains of the once imposing fortifications today are the moat in the city park, a few boulders on the Mühlenberg, and various street names such as Kurze Wallfahrt, Krempermarschwall, Norderwall, and Vor dem Grevenkoper Tor. On the other hand, new building areas were created in the east of Krempe. Around the streets Bleicherweg, Hallensteinweg, Jordanusweg, Helene-Tamm-Weg, Lorenzweg and Nielsenweg, which were also newly created according to the building plans No. 5 and No. 6, there are still vacant lots between 525 and 979 m² to be acquired, especially in the southern part. With regard to rental costs (approx. 4 to 5 euros/m²), land prices (approx. 42 euros/m²) as well as purchase prices for apartments and houses, the city also shows itself to be very relaxed, especially in a regional comparison. Only a little over 600 euros/m² are payable on average when buying an apartment, although prices have risen slightly but steadily since the end of 2013. For houses, too, an average of only around 195,000 euros is currently in the purchase contract, with the most expensive still being those between 100 and 140 m² (around 232,000 euros); for sizes between 140 and or from 180 m², on the other hand, an average of only around 177,000 euros is demanded.

Calculation in and around Krempe is very easy, inexpensive and almost district record

Such a low price structure is naturally above all in the direct comparison with the next neighboring cities as well as the much more expensive regional large cities of interest. In Glückstadt, for example, one already pays approx. 1,800 euros/m² for apartments and an average of approx. 220,000 euros for a house; in Itzehoe, too, prices are at a significantly higher level at approx. 1,300 euros/m² (apartments) and approx. 1,600 euros/m² (houses), as in Wilster (approx. just under 1,000 euros/m² for apartments; approx. 260,000 euros/house). In the remaining administrative centers of the Steinburg district, with the exception of Breitenburg (approx. 450 euros/m² for apartments; approx. 135,000 euros/house), prices are also significantly higher than in Krempe in some cases, for example in Schenefeld (approx. 196,000 euros/house), Horst (approx. 1,350 euros/m² for apartments; approx. 245,000 euros/house) and Kellinghusen (approx. 850 euros/m² for apartments; approx. 210,000 euros/house). And if one considers the likewise higher real estate prices (between approx. on the average 1,400 to 2,200 euro/m²) in the further environment for instance in Stade, Heide, Pinneberg, Elmshorn and bath Segeberg as well as above all in Hamburg (approx. 3,700 euro/m²), then city Krempe and office Krempermarsch recommend themselves all the more for the housing acquisition and/or house building. Further new residential areas with still vacant plots can be found at Uhrendorfer Weg in the municipality of Bahrenfleth, at Holzkoppel in the municipality of Dägeling, at the eastern Birkenweg in the municipality of Neuenbrook as well as in the municipality of Süderau, where the development plan 7 ("Am Dorf") is already available as a decided preliminary draft.
