A terrace door leads directly to the huge rooftop terrace, our living space during the warmer months. The expansive rooftop terrace is a garden above the rooftops, surrounded by flowering wisteria, with plenty of space for a lounge area, dining area, and a fire pit, offering unobstructed views across the fields to the horizon. The master bedroom is adjacent to the extensively renovated bathroom from 2014, which features a bathtub, shower (both with natural stone surrounds), and a toilet, as well as a very large walk-in closet with custom-built wardrobes. The dressing room and bedroom both open onto a small, sunny south-facing balcony through terrace doors. A handcrafted solid wood spiral staircase leads up to the attic, where you'll find another bedroom and a bright alcove that can be used as a "favorite spot" for a home office or reading. Also in the attic, you'll find a second well-maintained bathroom with a window and a charming view of the meadows and fields.
Location
Utting is one of the most desirable places to live on the western shore of Lake Ammersee. The village combines the tranquility of rural life and unspoiled nature with a high quality of life. Access to the lake, with a pier for steamships and a swimming area, as well as opportunities for sailing and water sports, are all within a few minutes' reach. All the shops, restaurants, doctors, schools, and kindergarten that you need to complete the picture of the perfect place to live.
The charming nature is right outside your door, the lake is within sight, and easily accessible on foot or by bike. Our house is located at the end of a cul-de-sac, so there is no through traffic, and the location is characterized by absolute peace and quiet, yet with short distances to the lake, shops, schools, etc.
Utting has a train station. The Ammersee Railway takes you to Geltendorf in 14 minutes. From there, you can reach Munich Central Station by regional train and S-Bahn in approximately 35 minutes. In the opposite direction, you can reach Weilheim by train in about 20 minutes. In the summer, the steamship connects Utting with Herrsching in 35 minutes, providing a very relaxing way to travel around the lake.
