The apartment includes a large balcony, a spacious storage room in the basement, and, upon request, a parking space in an underground garage, which is highly desirable due to the parking situation and the location of the space (number 12).
Previously, the apartment was rented for a base rent of €750 plus €300 for utilities. For the owner, the total monthly building maintenance fee to the homeowners' association is currently €230, including a reserve fund contribution.
The building received new elevators in the second-to-last year and is otherwise well-maintained. There are no outstanding maintenance issues, and the reserve funds are well-stocked. Currently, the hot water system is being renewed, hallways are being repainted, and the exterior areas and entranceways are being improved. The heating system is scheduled to be converted to district heating in the coming years (currently in progress). All of these measures are being funded from the reserve funds – and there are currently NO plans for any special assessments!

Currently, the apartment has been freshly painted and prepared for rental by a professional. The bathroom has been completely renovated and is in better condition than the pictures may suggest. The bathroom fixtures, including the toilet, cistern, etc., were completely replaced just 2 years ago, and the mirrored cabinet is newly installed. We have deliberately refrained from installing new tiles in the bathroom to give the new owners the freedom to design and renovate as they wish. However, the apartment is immediately ready for rental or occupancy. There are many options for a personalized renovation, especially in the bathroom/utility room/rear hallway, such as adding an additional accessible shower or integrating a washing machine/dryer (currently in the kitchen) directly into the bathroom. The windows are well-maintained aluminum windows (double-glazed) with electric blinds in the bedroom and living room. If desired, the seals or silicone joints can be quickly maintained or replaced. Technically, a replacement is not necessary. Electrically, the apartment was completely renovated last year.
