The detached house, located in the heart of Grünwald, is designed in an architectural style and with aesthetics reminiscent of the Upper Bavarian country house style of the 1990s. The entire entrance area, the cloakroom, and the staircases (from the basement to the attic), as well as the entire basement hallway, are tiled. The staircase from the ground floor to the upper floor is equipped with a stairlift, providing barrier-free access. The stair railings and handrails are custom-made in wood, extending from the ground floor to the attic. From the entrance area on the ground floor, you enter a cloakroom. Adjacent to the cloakroom are a storage room and a tiled guest toilet. To the right of the staircase, you'll find the kitchen, which leads into an adjacent dining area. The rooms are connected by a wall opening and feature flooring with a wood-look finish. In some areas, the walls are also tiled. The interior doors are solid wood with a wood-look finish. The kitchen has been divided into two areas. Included in the sale are a rustic built-in kitchen with upper cabinets and a separate kitchen counter with individual kitchen appliances (estimated to be from the 60s or 70s). The kitchen has a window overlooking the front garden. The adjacent dining room features two windows overlooking the garden and a connecting door to another, more formal dining room. The separate dining room, with views of the terrace, also has direct access from the entrance hall. Continuing through an opening with a double sliding door made of wood, you enter the most impressive part of the ground floor: a living room of approximately 50 m² with a fireplace. Off the hallway is a small bathroom with a shower, toilet, and sink. Two smaller, bright bedrooms face the street. The smallest of the rooms is currently partially paneled, while the other has been wallpapered. Both rooms have flooring that resembles wood. The centerpiece of the upper floor is the master bedroom, which is almost 37 m² in size and has access to the surrounding, covered balcony with views of the greenery. Separated from the bedroom by a wooden sliding door is a dressing room of approximately 13 m². The master bathroom is brightly tiled. The property features a bathtub, a separate shower, a toilet, and two sinks. A staircase leads up to the attic. The concrete floor and the roof structure of the attic are visible. Two small, arched windows are located along the gable. Access to the large roof area is provided by two skylights. Back on the ground floor, a tiled staircase from the entrance hall leads to the basement. This area houses the oil tank and the oil heating system. In addition, there is a central hot water supply. Besides a laundry and storage room, there are three more rooms in the basement. With the exception of the storage room on the ground floor, all living areas are heated by flat radiators. The house has brown, double-glazed windows with wooden frames, some of which are partially grated on the ground floor. All windows have built-in shutters. The interior doors are made of wood with wooden frames. An internet connection is available. The existing electrical installation dates back to the year of construction.
Location
The municipality of Grünwald is located in the south of the state capital Munich. The town, situated directly on the Isar River's high bank, is considered one of the most exclusive residential areas in Germany. The detached house offered here is located on a quiet side street with villas. Tram line 25, with a stop approximately 5 minutes' walk from the property, runs along the southwestern boundary of the property.

Another motorway connection is available via the neighboring municipality of Oberhaching, providing access to the Munich-Salzburg motorway or, via the eastern bypass, to Munich Airport, Nuremberg, or Stuttgart. The nearest S-Bahn (suburban train) stations are located to the west in Höllriegelskreuth (S7), approximately 3 km away, and to the east in Deisenhofen (S3), which is easily accessible and about 5 km away.
