There is an elevator. The apartment features a lovely terrace with views over the rooftops to the Marienberg Park. It is accessible through a sliding door from the spacious living room. The living room is located on the west side of the apartment. The apartment comprises three rooms, a kitchen, a bathroom, and a separate toilet. The two additional rooms, which are well-suited as bedrooms, children's rooms, or a home office, are located on the upper level and feature large windows. The bathroom is also located on the upper level, near the bedrooms. The separate toilet is located on the lower level, near the living room and kitchen. The underground parking space is located in the basement of the building. From there, you can reach the apartment dry-footed via the elevator or the staircase. The parking space must be rented along with the apartment. In addition to the basic monthly rent, there is an extra charge of €75 per month for the parking space. A private storage room is not included with the apartment. As a practical alternative, there is a separate hobby room located very close to the apartment, directly next to the elevator on level 1. The apartment is not suitable for shared living arrangements.

The apartment includes a built-in kitchen with some of the electrical appliances. In addition, the kitchen offers ample space for a tall refrigerator, as well as for a dishwasher and a washing machine, which can be installed under the countertop.
The central heating system was renewed in 2025 and is located in the basement. The building's facade has full insulation.
The apartment, building entrance, underground garage, and basement are all equipped with a convenient locking system, so only one key is needed.
Location
The apartment is located on a quiet side street in the desirable Marienberg district of Nuremberg. The Marienberg Park, Nuremberg's largest park, is just a few minutes away on foot or by bike.
There are shops, schools, doctors, and pharmacies in the immediate vicinity. The Nordostbahnhof subway station, serving line U2, is about a five-minute walk away. The bus stop for line 46 is approximately 100 meters away. This bus line runs through the Nordstadt district to the Old Town and terminates at the Heilig-Geist Hospital.
The Old Town, other districts, as well as nearby recreational areas and the Reichswald forest are also easily accessible by bicycle.

The apartment is currently still rented. However, as the current tenants are planning to move shortly, an earlier move-in date may be possible by arrangement. The apartment will be available no later than September 1, 2026.
