Information on equipment
The building application was submitted in 1978, with the basement and ground floor of the residential building completed in 1980. In 1985, the attic was added. Therefore, a hypothetical construction year with architecture typical of that era can be considered as 1982. However, according to the regulations, the year specified in the energy performance certificate must be used as the construction year. The property is completely vacant. In the basement, the floor of the garage and two storage rooms are coated with a protective layer, and the plastered walls are painted white. There is a water softening system in the basement, and a domestic water supply system is installed. In the area of the finished basement rooms, there are PVC floors, painted walls, and wallpaper. The laundry room, toilet, and shower room are tiled on a half-floor level. There is a sauna with a separate shower and a separate toilet in the basement. A stairlift is available from the basement to the ground floor, which can potentially be removed. The concrete staircase leading to the basement is finished with natural stone. The ground floor features natural stone in the staircase and otherwise has carpet and PVC flooring. The walls, with the exception of the fully tiled bathroom and half-tiled toilet, are wallpapered. On the ground floor, there is a high-quality bathroom with a built-in bathtub, a wall-mounted toilet, a bidet, and a double sink. The separate toilet on the ground floor has a wall-mounted toilet and a washbasin. There is also a storage room on the ground floor with elaborate built-in furniture. A steel staircase with wooden steps leads to the attic. The attic also features carpet and PVC flooring, with the walls wallpapered, except for the fully tiled bathroom and half-tiled toilet. The attic includes a bathroom with a built-in bathtub, a built-in shower, a toilet, and a sink. The separate toilet in the attic has a toilet and a washbasin. The ceilings of the ground floor and attic partially feature wooden paneling, with the attic slopes completely paneled in wood. The front door is made of lightweight metal, with a dark anodized finish and insulated glazing, and features a large side panel. A secondary exit door in the basement is also made of lightweight metal and has insulated glazing. This door leads to an external basement staircase, which provides direct access to the garden. The basement also contains steel windows with mouse guards, as well as plastic windows. The windows on the ground floor and in the attic are made of anodized lightweight metal with insulated glazing (manufactured by Schüco). The plastic shutters are partially manual and partially electric. The insulated glazing of the conservatory, with its lightweight metal frames, was installed in 2014. The south-facing terrace, with its paving made of washed gravel slabs, can be accessed from the garden via a few steps.
Location
The property is accessible from the south via Asternweg, as well as from the west and north via paved or gravel field roads. It represents one of the last houses in the Leun residential area, located towards the north, meaning that nature begins right outside the front door (with adjacent open fields and a subsequent forest). The neighboring properties to the west and east are generally used for residential purposes, are well-maintained, and are very attractive, creating a beautiful living environment. The property slopes downwards to the south. The southern-facing views offer a panoramic vista of the Lahntal valley, which, particularly on New Year's Eve, provides a stunning view of the fireworks, either from the sunroom or the terrace. The town center of the small town of Leun (approximately 5,900 inhabitants) is within walking distance, about 750 meters away, and offers medical services (general practitioner/nursing home/gynecologist), a savings bank branch, an ice cream parlor, a REWE supermarket, an EDEKA supermarket, a gas station, a restaurant, a primary school, and a kindergarten. Further education schools are located in Solms, Wetzlar, and Weilburg. A train station is located in Leun Stockhausen and Leun Lahnbahnhof (approximately 2-3 kilometers away). The A 45 motorway is accessible via Ehringshausen or Wetzlar (approximately 12 kilometers away). The distance to the district town of Wetzlar, with its diverse shopping opportunities, is approximately 13 kilometers.
