Special Permit for Short-Term Rentals:
There is an official building permit from the city for short-term rentals (e.g., Airbnb) dating back to 2016. In the past, this has been very successful in accommodating international visiting scholars/clinic patients. A potential net annual profit of €25,000 to €35,000 is realistic. However, due to the current city ordinance prohibiting changes in use and a period of continuous residential use of 8 years, this permit is currently not legally active. For investors, the documented history provides an excellent basis for argument in the event of a potential future change of use, should the city's regulations change. Currently, using the entire living space, rentals are only permitted for up to 10 weeks, or a maximum of 70 days per calendar year. Up to 50% of the living space can be rented out on a short-term basis throughout the year, provided it is used for accommodating guests. Permanent rentals (in individual cases, for a minimum of 6 months continuously, or, after prior review by the Building Control and Historic Preservation Office, between 3 and 6 months in individual cases) are also permitted at any time. Since the registration number for advertising (e.g., on Airbnb) is linked to a specific person, it must be requested after purchasing the apartment. Please send your inquiry with your full name, as well as proof of funding (a redacted statement of your own capital or a financing confirmation from your bank), to ensure the seriousness of your request.
