Standard rental: A market-appropriate base rent of approximately €1,500, plus €100 for the underground parking space, is realistic given the location and amenities. With furnished rental, it is possible to achieve between €1,700 and €1,850. Special permit for short-term rentals:
This apartment has an official building permit from the city for short-term rentals (e.g., Airbnb). In the past, this has been very successful for international visiting scholars/clinic patients. Realistic potential net annual profits of €25,000 to €35,000 are achievable. However, due to the currently applicable city ordinance prohibiting changes in use in Heidelberg, and a period of residential use, this permit is currently not legally active. For investors, the documented history provides an excellent basis for argument for a possible future change of use, should the municipal regulations change. Currently, with the use of the entire living space, rentals are only permitted for up to 10 weeks, or up to 70 days per calendar year. Up to 50% of the living space can be rented out for short-term stays throughout the year, provided it is used proportionally for accommodating guests. Permanent rentals (in individual cases, at least 6 months continuously, or between 3 and 6 months in individual cases after prior review by the Building Authority and Historic Preservation Office) are also permitted at any time. Since the registration number for advertising (e.g., on Airbnb) is linked to a specific person, it must be requested after purchasing the apartment. Please send your inquiry with your full name, along with proof of funding (a redacted statement of your own capital or a funding confirmation from your bank) to ensure the seriousness of your request.
