The building is in good condition. The fixtures and fittings are consistent with the date of the renovation/extension. The heating system was installed in 2018 (hybrid heating).
The heating system consists of a Vaillant oil-fired condensing boiler, and a heat pump provides the hot water supply. There is also a solar thermal collector with an additional surface area of 4 square meters (3 more collectors are available and can be installed). A latent storage tank with a heating element is already in place for the solar thermal system, or it can be used as a storage tank for the heat pump. Currently, the heating in the extension (ground floor/upper floor) is supplied by the oil-fired central heating system. The existing building is heated by a fireplace and, in part, by electric heaters. The consumption values for the heating and hot/cold water supply are measured by separate meters/heat quantity meters for each apartment. A new main water pipe and an additional gas connection are already installed in the building. There is also a conduit laid in the ground for the upcoming fiber optic installation up to the edge of the pavement. The electrical distribution system, dating from 1993, has been updated with new digital meters for each apartment and a separate general-purpose electricity meter. Some of the flooring, heating, and drinking water pipes in the existing building still need to be replaced. Because most of the pipework in the basement is located above the ceiling, it is convenient to replace without having to break down large walls. Viewings are available by appointment.
Location
The property is located between the districts of Ronneburg in the Main-Kinzig district and the town of Büdingen in the Wetterau region.
Within the village itself, there is a kindergarten, a community space, a youth fire brigade, a bird protection association / barbecue club, and a general practitioner's office. There is also a bus connection from the doorstep to Frankfurt (or Büdingen) via bus line X 95, which runs hourly to Frankfurt during the week. The bus stop is a 2-minute walk from the building.
The neighboring town of Büdingen offers a variety of shopping opportunities. It also has primary schools, secondary schools, and a grammar school, as well as doctors, pharmacies, and even a cinema. There is an outdoor swimming pool and a train station, providing access to Gießen and Gelnhausen.
The A 45 and A 66 motorways are easily accessible by car, providing perfect connections to the main transport routes of Frankfurt, Gießen, and Fulda.
Walks to Ronneburg, Herrhaag, or the surrounding forests are ideal for a quick escape from everyday life.
