In August 2025, we had a state-of-the-art heat pump with an additional cooling function installed. This means a consistently comfortable living environment throughout the year. The system maintains the temperature you choose, regardless of the outside temperature.
Additional ventilation system:
Thanks to the innovative ventilation system, there is constantly an excellent climate in the house, even without opening a window. The circulated air is continuously filtered multiple times. Allergy sufferers can live here symptom-free. This system operates silently in all rooms and simultaneously provides heat recovery with an efficiency of over 90%. The foundation is underfloor heating in all rooms and on all levels. Thanks to the most modern control electronics with energy efficiency class A+ and total costs (including hot water) for both systems of less than 400 euros per year!
Energy balance of the wooden house:
Wood has an excellent heat storage capacity compared to other building materials, and therefore cools down very slowly. This wooden house not only provides warmth in the winter but also remains pleasantly cool in the summer. Summer heat penetrates from the outside to the inside just as slowly as heating warms from the inside to the outside. Siberian larch was used here... it's of the highest quality. Advantage of an existing property:
Unlike a new construction, which is often difficult to estimate in terms of cost today, everything is already finished here. The house has proven itself. All paving work has been completed, and all installations are in perfect working order. The high-speed internet connection provides all multimedia options in every room. No waiting! You just need to move in with your belongings. That's it. Exterior areas:
On 1103 m², carefully designed areas await, inviting you to relax – a vacation for your soul and a place to recharge. Adjacent to the house, on the large property, is a spacious wellness area, an orchard, and a productive garden. You will also find the workshop, which is insulated and heated like the main house. It can alternatively be used as an office or guest room. The large carport has external connections for compressed air and 230 volts. The ground floor is completely accessible. Smoking has never taken place in the house. There have been no pets.
