Why am I still keen to sell the house? What more can I say? It's a house – a lovely house. It's not a new build, not a perfect, pristine property, and certainly not a house for someone who doesn't want to change anything at all. But it's a house with space, a large garden, a garage, a terrace, and a balcony. It's a house that has served as a home for many years. Above all, it's a house filled with personal memories. I grew up here and was happy here. And that's why I would be delighted if someone buys it who sees not only square footage and energy ratings, but also the potential of this house – and who, one day, will enjoy living in it just as much as I did, and who will be happy here.

Of course, there's also a small garden shed for lawnmowers and gardening equipment. The location is a dream for me. I'm close to the Röhrensee lake and the student forest, which I've loved since I was a child. It's only a couple of minutes by bike to the kiosk by the lake: you can get ice cream, sit by the water, and then cycle through the student forest – it's simply wonderful. A lot has also changed around the Röhrensee lake. What was once a rather traditional restaurant by Röhrensee has transformed into a truly wonderful meeting place. Today, it houses the Hanskaschber burger restaurant with a cocktail bar, and a city beach that hosts fantastic events. Just around the corner, in the other direction, is the university campus. Yet, despite its proximity to the city, you live here in a peaceful area on the outskirts. You can quickly reach the city center by car, bicycle, on foot, or by city bus. At the same time, you have the Röhrensee lake, the student forest, and plenty of green space practically on your doorstep. It's hard to find a location in Bayreuth that offers such a perfect combination of nature and city life.
