As the direct owner, I am offering for sale a 1-room apartment with a kitchenette located on the 3rd floor (2nd above ground floor) of a panel building with an elevator in Semily. The usable area is 24 square meters, plus a balcony of 3 square meters (total area of 27 square meters). The windows face west. The apartment was renovated around 2017, with particular attention paid to the bathroom, which was completely tiled (walls and floor), and features plastic plumbing. A new kitchenette was installed, and the electrical wiring was updated. The windows are plastic, and vinyl flooring was installed. A Candy washing machine, purchased in November 2025, will remain in the apartment. The apartment has O2 fiber optic internet, which the new owner or tenant can use. The new owner or tenant will likely benefit from the developing cultural center, Fabrika 1861 (the former Kolora textile factory site), which aims to become the city's cultural hub. Semily is a peaceful town of approximately 8,000 inhabitants, located in a picturesque valley and offering various recreational opportunities in its immediate surroundings (the famous Riegrova trail runs near the house). According to Deloitte, it offers the third-highest quality of life in the Liberec Region (on par with Liberec). I will vacate the apartment according to our agreement, and it is also possible immediately after the transfer of funds. Viewings are best scheduled in the morning or early afternoon (approximately 8:00 AM to 2:00 PM). I will cover the costs of the notary's services (escrow, contract) and the registration in the land registry.
