Hugenottenstrasse 94, 61381 Friedrichsdorf – Residential and commercial building.

The building is a protected historical monument according to § 2 paragraph 1 of the Hessian Monument Protection Act and served as Friedrichsdorf's town hall and school building from its construction in 1788 until 1875. On the inside of the original, representative late Baroque double door made of oak, "student graffiti" from that time can still be seen. The building has been in continuous family ownership since 1907. It is a half-timbered house with plastered walls, in good condition. The side facing Taunusstrasse was completely renovated in 2020/2021, and the damaged threshold was replaced with a new one made of oak. Furthermore, the window frames and shutters were renewed. On the ground floor, there is an elegant entrance hall with a historical tiled floor from 1907; the elongated window with leaded glass above the front door allows for pleasant natural light. To the right and left of the entrance hall are spacious rooms with a small kitchenette, suitable for use as offices. For many years, these rooms were used by a law firm and an insurance broker. The ground floor features a single toilet (also with original tiled flooring) and a bathroom with a toilet, sink, and bathtub. The tiles in the toilet should be preserved, while the bathroom can be modernized and redesigned. Overall, original features from the building's construction period, such as the original doors and hardware, are still present and should be retained. The curved staircase railing, with its stylistic elements, also dates back to the house's construction and leads us to the first floor. Originally, the first floor housed the main meeting hall of the town hall. With the conversion to private ownership, walls were added, dividing the former hall into three rooms. Later in the building's history, walls were created and subsequently removed. Taking into account the building's structure and statics, it is possible to create new openings in the walls to design the rooms. The current access to the apartment from the staircase is not historically significant and can be removed. The first floor consists of a total of 5 rooms, three of which are interconnected due to the aforementioned conversion of the town hall hall into a private residence. The necessary modifications, as mentioned above, are possible and compatible with historical preservation regulations. Of the five rooms, one can be accessed separately from the staircase. Originally, this room was connected to the adjacent room by a sliding door. The door is still present, and the passage to the other room can be restored. Since historical houses from this era did not have bathrooms, the pantry located next to the kitchen on the first floor was converted into a small bathroom; the original pantry door has been preserved. The brown floor tiles are from the modern era, and replacing them with a more appealing color would significantly enhance the bathroom. The kitchen has been modernized with contemporary built-in units. From the kitchen, you can access the modern terrace, which can be redesigned in accordance with historical preservation considerations. Continuing from "Property Description"
We continue upwards on the historic oak steps to the attic. (The stairs from the ground floor to the first floor were covered with laminate flooring, which can be removed.) Originally, the attic only contained a maid's room, with the rest being unfinished space. After the war, walls were built to create an additional apartment. The attic apartment retains a special charm thanks to the original wooden floorboards still present in the hallway and two of the four rooms. The other rooms have carpet flooring (the top layer is only glued around the edges, and underneath are – presumably fully glued – carpet tiles). A historic staircase leads to the attic, which is easily accessible and offers ample storage space. The bathroom still features an old, freestanding bathtub with decorative claw feet. The interior of the bathtub has been updated with a modern insert, making it usable. Directly behind the bathroom is a small room, which was originally the maid's room and is well-suited as a dressing room or walk-in closet. In the kitchen, the floor was leveled and fitted with a modern finish. A modern built-in kitchen was also installed here. The house also has a large basement, which can also be used for storage. In the part of the basement facing Hugenottenstraße, a workbench has been set up; this area also offers various possibilities for use. A fiber optic connection has been installed. The house features a narrow courtyard, partially covered by a terrace. This is an ideal space for growing potted plants and enjoying a cool glass of apple wine in the summer. The heating system (gas-powered) is located in a separate heating room, accessible from the courtyard. This heating room also provides a secure, lockable space for storing bicycles. The windows are double-glazed plastic windows. If they need to be replaced, wooden windows that are more in keeping with the style of the house should be installed. The following measures are permissible from a conservation perspective:
• Maximum 8 cm of insulation above the rafters.
• A heat pump in the courtyard.
• Solar panels on the rear side of the roof. The panels must meet certain requirements. Buildings of this age are exempt from energy performance certificate requirements. An inspection of the property was conducted with the heritage conservation officer from the local heritage protection authority in Bad Homburg. We would be happy to provide the inspection report for further information. The authority is available to answer questions and provide advice on-site. The property is ideally suited for office/business use on the ground floor, and for two families or a large family on the first floor and in the attic. It is available for immediate occupancy.

Location

Friedrichsdorf is picturesquely located in the Taunus mountains; the house is situated in the town center, close to a wide range of shops. Hugenottenstraße boasts a vibrant retail scene, with two bakeries, a fruit and vegetable shop, a traditional butcher shop, several supermarkets, a large shopping center, a bookstore, a tailor, and a florist.
Everything is easily accessible on foot. The S-Bahn (suburban train) station, with connections to Bad Homburg, Frankfurt, Hintertaunus, and Wetterau, is a 10-minute walk from the house. The Taunus mountains, a popular destination for excursions and walks, are practically on your doorstep.
