We are offering a very attractive duplex apartment in a superb location in central Berlin, available for a fixed term. Due to family reasons, we are only able to rent the apartment for a specific period, ranging from a minimum of 1 to a maximum of 2 years. After this period, we will likely need the apartment for our own purposes. You can apply through the provided address. You can choose the lease term yourself, whether it's for 18 months or 24 months – the key requirement is that the lease term must be agreed upon from the outset. The total monthly rent is currently €2350, which includes €1900 for the base rent and €450 for utilities (including heating). The apartment is located on the 4th and 5th floors of the front building of a well-maintained apartment complex (no elevator). The apartment layout is as follows: You enter the apartment into a spacious hallway. From there, you have access to a room overlooking the courtyard, the kitchen (with enough space for a dining table), a small utility room, and a guest toilet. A staircase located in the entrance area provides access to the upper level of the apartment. At the top of the stairs, there is a spacious gallery. From there, you can also access the terrace, which offers a view of the Berlin skyline. The gallery also leads to a hallway, from which the bathroom and the two other rooms are accessible. As mentioned, we would like to rent out the apartment for a limited time only, due to family reasons. We are looking for a working professional (or a couple) who can demonstrably prove a stable income and live in an orderly manner. For example, this could be someone who is temporarily assigned to Berlin for work. It is also possible to rent to a company that is sending an employee to Berlin – however, only if it is clear from the outset who will be living in the apartment. The apartment is a non-smoking apartment (not even smoking near the window, and no "vaping" etc.), and pets are also not allowed.

The apartment's location is excellent – in the absolute heart of Berlin. Marienstrasse is a small, quiet street that is one of the oldest in Berlin-Mitte, and it's located very close to the Spree River and the well-known Schiffbauerdamm. The people who live here feel very comfortable in their neighborhood and appreciate the proximity to all the amenities that make life in Berlin so enjoyable: theaters, museums, galleries, restaurants, bars, and shops for everyday needs are all within walking distance, as are the Brandenburg Gate, the Reichstag, numerous government buildings, the Charité hospital, and the Max Planck Institute. The Spree River embankment and the Tiergarten park offer opportunities for relaxing walks, and Friedrichstrasse station, with its S-Bahn and U-Bahn lines, numerous regional connections, and access to the future international airport, is a 5-minute walk away. The main train station is a 10-minute walk.
