Due to a career change, I am renting out my well-maintained and lovingly furnished 1-bedroom apartment on the ground floor, with a terrace and a small, charming garden. The apartment is located in a very well-maintained new building completed in 2021 and impresses with its high-quality finishes and well-designed layout. The living space is approximately 50 m² (including 50% of the terrace area). A modern fitted kitchen with high-quality appliances is already included. Dishes, cutlery, and other kitchen utensils are also available, so the apartment can be moved into immediately. The apartment is rented fully furnished. The furniture is predominantly from high-quality manufacturers (e.g., "Möbelum"). Thanks to the underfloor heating system with cooling function, you can enjoy a pleasant room climate both in winter and in the height of summer. The smart home system also allows for convenient control of lighting and electric blinds. The building is barrier-free and has an elevator, which further simplifies everyday life. The apartment is available from September 1st, 2026. Initially, a fixed-term lease agreement for one year is planned. An extension of the lease is likely possible, subject to agreement. Please note that utility costs are not charged as a fixed amount, but are billed based on actual consumption. The monthly advance payment for utilities is €190 for one person and €250 for two people. The annual utility bill is received in the following year. If the advance payment was too high, the corresponding amount will, of course, be refunded.

Ideal Tenant:
I am looking for a reliable, non-smoker who enjoys living in a green environment and appreciates the small garden. Please be aware that the garden requires regular maintenance. This is a garden with exclusive usage rights. While the homeowners' association manages the communal garden areas, the maintenance of this specific garden is the tenant's responsibility. Any additional costs incurred for garden maintenance will be the tenant's responsibility. The building has a friendly and harmonious homeowners' association. Therefore, respectful and good neighborly relations are explicitly desired.

The apartment is located in the popular Upper Town area of Mainz. The Johannes Gutenberg University is approximately a 10-minute walk away. The Botanical Garden is only a 5-minute walk away and offers relaxing walks in nature.

The nearest tram and bus stop are also just a 5-minute walk away. From there, you can reach Mainz Central Station in about 5 minutes. There are excellent train connections – to Wiesbaden in approximately 10-15 minutes, to Frankfurt Airport in about 30 minutes, and to the center of Frankfurt in about 35-45 minutes.
