For a severance payment, we are offering a beautiful, south-facing, sunny garden plot in a gardening community on Barrandov, featuring a brick, semi-basement cottage with a terrace. The plot size, approximately 492 square meters, is exceptionally large for Prague and exceeds the standard size of similar garden plots in the city. The garden plot has a gentle slope in the upper section with terraces, and a steeper slope in the lower section. The plot includes fruit trees (apple, apricot, etc.), currants, rhubarb, grape vines, garlic, herbs, sea buckthorn, and more. There are plenty of hiding places for children, and many trees perfect for developing climbing skills. You can create the garden of your dreams here. The plot is for private use and is large and well-separated from other garden plots and the road by vegetation, providing excellent privacy. Currently, the entrance gate to the garden plot is shared with the neighboring plot, but this can potentially be changed. The annual rent is approximately 10,000 Czech crowns. The land is owned by the City of Prague and, according to the zoning and urban plans, it is protected and cannot be developed. Potable water is available in the community, seasonally. Payment is based on consumption. Electricity is not available in the community. It can be addressed with solar panels. We didn't need electricity; we charged our tools at home. There is no toilet on the property; you can install either a chemical toilet or a composting toilet, depending on your preference. We only spent a few hours in the garden each time, due to its proximity to our home. The cottage is made of brick, partially underground, and has a stove and chimney. It is in good condition. The building footprint is approximately 16 square meters, plus an additional 4 square meters for the basement. Inside the cottage, there is one living room, a hallway, a veranda, and a basement (which has a separate entrance below ground level, as shown in the photos). The cottage has a small terrace that needs a new floor or, at the very least, new waterproofing. We haven't identified any other major construction work needed, aside from minor maintenance. There is also another separate, ventilated basement on the property, suitable for storing vegetables. At the lower part of the property, there is a smaller outbuilding (a composting toilet and a shed) that has not been used or maintained in recent years and therefore requires renovation or demolition. This is not urgent; it is a separate structure and does not affect the rest of the property or the cottage. When delivering materials to the garden, you can drive a car right up to the garden. Otherwise, parking is available on the adjacent street, Devonská. The property has excellent public transport links, with trams and buses nearby (e.g., the Geologická stop). The property for sale is the aforementioned cabin, including its furnishings (specific items to be agreed upon), and a fee for the transfer of the rental agreement. The land remains subleased (it is owned by the City of Prague), and the sublease agreement will be transferred to you. We are the direct owners, and we kindly request that real estate agents do not contact us. The reason for the sale is a relocation, which can be documented.
