Vacant 2-room apartment in the heart of Rendsburg city center.
24768 Rendsburg – Schleswig-HolsteinThis apartment is located on the 4th floor of a residential and commercial building in the heart of Rendsburg's old town. The building was constructed in 1919 according to plans by the architects Joerges & Wehde. It is a solid construction with a brick facade and a developed attic in the style of the New Objectivity movement. The window sections of the upper floors are grouped together in a projecting bay window that extends to the ridge; the ground floor houses a commercial area. Since March 24, 2026, the building has been listed as a cultural monument in the list of historical buildings of the state of Schleswig-Holstein, and the protection covers the entire property. The apartment comprises approximately 58 m² of living space and is part of a small community of seven residential and commercial units. The apartment includes a private cellar. It has been consistently modernized in recent years and is freshly renovated and ready to move in – a layout that is equally appealing to singles and couples, as well as to investors looking for a unit that can be immediately rented in a sought-after city center location. Investments have also been made in the communal areas: windows, pipes, and the heating system have been extensively renovated. The management is handled by a local property management company, and a caretaker service is available. The transfer of ownership will take place without any existing lease agreements.

Location
Nienstadtstraße is one of the most historically significant addresses in Rendsburg. It was created after the city fire of 1286, as part of the development of the so-called "New Town," and once led to the Holstentor gate on the Eider River. Today, the State Office for Heritage Preservation describes it as the best-preserved continuous streetscape in the old town, a street that has retained its historical character to the present day. The surrounding area is correspondingly diverse: gabled residential and commercial buildings from the 16th to 19th centuries in the western section, followed by some of the city's oldest half-timbered houses; to the east, there are multi-story buildings from the late 19th and early 20th centuries. The apartment is therefore located on the old town island and in the center of Rendsburg. Shops for daily needs, restaurants, doctors, and other city center facilities are within walking distance, as are the river promenades along the Eider. A public parking garage is located just a few houses away on the same street and is accessible 24 hours a day. Rendsburg is the district town of the Rendsburg-Eckernförde district and has a complete infrastructure, including schools of all types. The train station offers quick connections to Kiel and Neumünster. Furthermore, the A210 and B77 highways provide access to the wider regional road network. The North Sea and the Baltic Sea are both within easy reach for day trips. Parking:
Very close to the station is the Nienstadtstraße parking garage. There, a long-term parking space can be rented for an annual fee, subject to current availability and applicable conditions. This provides a practical long-term parking solution, even in the central city center.

For Investors
The apartment will be handed over free of any existing tenancy agreements and can be immediately re-let after the renovation work is completed. Therefore, the initial rent can be freely set at the current market level. With a living area of approximately 58 m² and a market-appropriate cold rent of €12.00 to €13.00 per m², the monthly cold rent would be approximately €696 to €754. This corresponds to an annual cold rent of approximately €8,352 to €9,048, and a gross rental yield of around 5.3% to 5.7%, based on the purchase price of €159,000. Approximately €88 of the monthly service charges are not pass-through costs for the tenant.
Regarding Energy Efficiency:
The energy performance indicator of 209 kWh/(m²·a) corresponds to energy efficiency class G, which is not unusual for a building of this age. Two factors help to put this indicator into perspective:
First, the homeowners' association has already addressed significant issues. The windows, pipes, and heating system have been extensively renovated recently. Therefore, the typically largest renovation costs are currently not outstanding. Second, buildings designated as historical monuments benefit from significant exemptions under the Building Energy Act. Deviations from energy efficiency requirements and standards for building components are possible, provided that their implementation would negatively impact the structure or appearance of the building. This effectively reduces a significant portion of the pressure to modernize energy-wise that existing buildings of this age group would otherwise be subject to. The specific scope of any deviations must be agreed upon in each individual case with the relevant local heritage protection authority.
