I am looking for a tenant to take over my cozy, well-designed 1-room apartment of approximately 37.55 square meters, located on the ground floor of a well-maintained apartment building (built in 1954) in a quiet area of Berlin-Spandau.

The apartment features a functional layout with a living/sleeping area, a separate kitchen including a kitchenette, a daylight bathroom, a small storage area, and a balcony overlooking the courtyard.

Its ground-floor location makes it easily accessible without the need to climb many stairs.

The apartment includes a storage room in the basement. Parking is available nearby.

The apartment will be available from August 1st, 2026, and can be taken over with short notice.

My landlord requires the following documents for review:

- Proof of income
- Certificate of no outstanding rent

The landlord requires a minimum lease duration of 2 years.
