This building, constructed around 1900 as a guesthouse with boarding rooms, has been used for residential purposes in recent years. It is located just a short walk from the train station and offers a pleasant view of the adjacent triangular square with its mature trees. The building has a rich history; 120 years ago, it was a hotel with a terrace on the street side and an outdoor area, and later it was used as a residential building for many years. In 2022, we (4 owners) began renovating the building. Our plan was to create three self-contained residential units and move in as a shared household. Due to personal circumstances, our group dissolved, and we now have to sell the building again. In addition to its use as a residence, the building could offer many other possibilities. These include commercial uses (vacation apartments / restaurants), a home office / co-working space, and retail space with an apartment. The spacious rooms offer numerous possibilities for self-employed individuals and employees working from home, allowing for the accommodation of a family with multiple children and the establishment of offices. All information regarding the living space, number of rooms, bathroom, and balcony are approximate and refer to the current condition. Due to the extensive renovation required, the house and property offer a wide range of possibilities for redesign and restructuring. The ground floor features a gas-fired heating system, a bathroom, and a kitchen. This means it is possible to live there while renovating the house yourself. Alternatively, the ground floor can be used as a workshop apartment, allowing the tradespeople to avoid travel time and live on-site during the renovation.

We prepared the house for renovation. We removed most of the wallpaper, plastic ceiling panels, and flooring. The heating systems, plumbing, and electrical wiring on the upper floors have already been removed.
Some openings have been restored.
Fiber optic cabling has already been installed in the house.
Location
TOWN
Mirow has approximately 4,000 residents and is a state-recognized resort town in the Mecklenburg Lake District. The small town has a good infrastructure, with several supermarkets, pharmacies, a medical center, a post office, a hairdresser, retail shops, and a gas station. There is also a kindergarten, a primary school, and care services. Mirow is nestled among forests, meadows, and lakes, is located on the Müritz-Havel waterway, and is a paradise for water sports enthusiasts. Hikers, cyclists, anglers, and riders will also find plenty to enjoy. There is a vast range of guided tours available, both on water and on land.

TRANSPORTATION
The distance between Mirow and Berlin is 110-120 km. The train station and the central bus station, with bus connections to the surrounding area, are located 50 meters from the property. Mirow is the terminus of the Neustrelitz-Mirow line (a railway line to Neustrelitz, from where there are good connections to Berlin or, in the other direction, to the Baltic Sea). The motorway junction (A 19 Röbel) is 27 km away, and the driving time to Berlin is 1.5 hours. The bypass road is under construction and is expected to be completed in 2030.
