10439 Berlin Prenzlauerberg (Prenzlauer Berg) – BerlinThis rooftop apartment, perfect for free spirits and individualists, is located on the 4th and 5th floors of the side wing of a typical Berlin building. It is very quiet, and both the large windows of the apartment and the open side of the terrace face south, ensuring plenty of light throughout the year. In the summer, a tall plane tree in the backyard provides beautiful shade, and in the winter, when it has lost its leaves, the winter sun can freely flood the living space and terrace. The apartment and terrace can be accessed either directly via the staircase in the side wing or via the elevator in the main building, with a connecting passage to the side wing. The living area of the apartment is 35 square meters. The footprint of the rooftop terrace, which is located directly above the apartment, is the same. The terrace, within the building's roof structure, features a hallway and a high-quality bathroom with water and electrical connections. Therefore, the total living area of the rooftop apartment is officially 52 square meters (35 square meters plus a 50% allowance for the terrace). Based on my calculations, the entire apartment with its rooftop terrace has a total usable area of approximately 72 square meters – 35 square meters of living space plus approximately 31 square meters of terrace (see floor plans – the usable terrace area is slightly smaller on the 5th floor due to the architectural features of the building, including roof slopes and chimney shafts) plus a roughly 6 square meter (dry) storage room in the rear building. The floor plans provided here approximately represent the true proportions and dimensions. The building does not have any outstanding renovation work – the entire plumbing and heating system were completely renovated by the homeowners' association just last year. Behind the original wooden front door, painted in a distinctive Berlin blue, on the 4th floor, a spacious hallway leads into the apartment. From the hallway, you first enter the combined living and kitchen area, and then the separate bathroom. At the other end, the hallway opens into the living/working/bedroom. The bathroom is located in what was formerly a pantry, accessible from the kitchen. It is tiled with dark gray slate and features a walk-in shower. The bathroom and toilet are in a straight line and connected by an opening, allowing both rooms to benefit from natural light. It would also be possible to create an opening from the bathroom into the kitchen or living area. The entire apartment boasts a generous ceiling height and rounded wall transitions in an Art Deco style. With the exception of the area around the stove in the kitchen, which is tiled with terracotta, and the tiled bathroom, the flooring throughout the apartment consists of sanded and oiled wooden floorboards. The spacious living room has a roughly square shape and a pleasing layout. In the rear northwest corner, there is the possibility of installing a fireplace. The chimney flue was professionally cleaned by a chimney sweep and extended with a stainless steel chimney to the rooftop terrace. This makes the installation of a cozy fireplace possible – which, based on experience, significantly enhances well-being during long Berlin winters (and provides a degree of security regarding heating during times of crisis). The apartment offers numerous design possibilities; for example, an internal staircase could be installed to the rooftop terrace on the 5th floor, which is located directly above the apartment. The terrace has the charm of a natural oasis in the open space above the city rooftops. It has its own access via the staircase. Unlike the other rooftop terraces in the building, it is not exposed on all sides; instead, it is surrounded on three sides – north, east, and west – by the building's walls. It opens to the south, bordered by a wrought-iron railing, towards the building's courtyard. This means it is not overly exposed to the weather and can be used year-round. Within the building's structure, it includes a small hallway and a tastefully renovated bathroom with a shower-tub combination, sink, and toilet. The hallway opens onto a spacious terrace and outdoor area via a sliding door, with approximately half of it being covered. This makes the terrace ideal for relaxing in the open air, as well as providing a shaded and sheltered area for use in all weather conditions. The covered area is designed as a storage space for garden furniture and can be used in various ways. The south-facing roof of the covered area has space for several solar panels. This means that the installation of a small or larger balcony power system is entirely feasible – with sufficient battery storage, it would be quite possible to supply the entire apartment with electricity independently. The terrace is connected to the apartment for electricity and water. It has its own circuit and its own electricity and water meters. The apartment was completely renovated approximately 12 years ago and is ready to move into, but it would be a good opportunity to renovate it further:
In my opinion, the wooden floors should be sanded and re-oiled (the underlying material is in very good condition). The heating system would benefit from new thermostats, and the bathroom could be completely redesigned (for example, with a ground-level shower). The kitchen could benefit from a new stove and a new sink (with a wall-mounted faucet). The hallway and bathroom on the terrace were newly installed just last year and are up-to-date.
Location
The apartment is located in the popular Berlin district of Prenzlauer Berg/Pankow, close to the "Stargarder Kiez," one of the best residential areas in the city. The area combines peaceful living with urban life and offers numerous cafes, restaurants, and shops, with excellent infrastructure.
Thanks to its proximity to the Prenzlauer Allee S-Bahn (suburban train) and U-Bahn (subway) station, as well as tram and bus lines, the apartment has excellent connections to the city center and other parts of Berlin.
What's appealing is the successful blend of a quiet location in a traditional residential area, while still being within walking distance of urban amenities.
The apartment is just outside the Berlin S-Bahn ring, which means it is already oriented towards the northern suburbs of Berlin, both in terms of energy efficiency and transportation. This makes it significantly easier to leave the city by car, which is a considerable advantage, especially considering the areas within the Berlin S-Bahn ring that are prone to traffic congestion during peak hours.
