Its large, level garden and diverse spaces make it particularly appealing to those who enjoy artistic or craft activities, as well as gardening. For families with children, the house would be an ideal location, as School Street is a quiet, dead-end street where the new school, kindergarten, and playground are located. History: According to the village chronicle, the oldest part of the building, constructed with 60 cm thick fieldstone masonry, dates back to 1715. In 1858, the building was expanded and an additional floor was added to create an apartment for the teacher. In 1903, the schoolroom and apartment were further expanded. With the construction of the new school, the building came into private ownership in 1963 and was used as a two-family home after the schoolroom was converted into a small apartment. In 2015, extensive renovations were carried out, including the installation of insulated windows on the ground floor. In 2017, a porch and workshop were added. The property is not a listed building. On the ground floor, within the former classroom, is a small apartment (approximately 58 square meters) consisting of a kitchen, a bedroom/guest room, a bathroom/toilet, and a large room currently used as a studio. On the other side of the spacious hallway are a small pantry, the boiler room, and a gallery with natural stone flooring. An archway leads from the gallery to the conservatory, the second studio, and the workshop. The conservatory and the second studio have large skylights. From the outside, there is access to the garden tool shed and the fuel storage room. From the boiler room, you can access the carport, which can accommodate 2-3 cars. There is also a wood storage area and a small shed for bicycles. The building is not basemented. You reach the upper floor via a beautiful old oak staircase. There, you will find the spacious former teacher's apartment (approximately 110 square meters) with a kitchen, a bathroom/toilet, a large living room, and three additional rooms. From the kitchen, you can access the 30 square meter veranda with stairs leading to the garden. A second staircase, also made of oak, leads up to the attic, which offers a large amount of potential for development across two levels. Currently, it only contains two small dormer rooms and a toilet. The roof is tiled, and the roof structure is in good condition.
Garden: The property covers an area of 909 square meters, with approximately 2/3 of this being a naturally maintained, flat garden featuring a variety of trees (cherry, walnut, etc.), a 20-meter raised garden bed, and a small pond. In the garden, there is a solid gazebo with a clay oven and a sandstone table. Thanks to a rainwater cistern with a capacity of approximately 10 cubic meters and a pump for utility water, even longer dry periods can be managed.

Building Technology:
The building's heating and hot water are supplied entirely by renewable energy sources. A wood-fired boiler from Fröling (manufactured in 2009, 20 kW, fully electronically controlled) with excellent emission values burns 50 cm long pieces of wood. A solar thermal system (9.6 square meters, manufactured in 2009) provides hot water and heating to the house, extending beyond the summer months, especially on cooler days. The heat is stored in two buffer tanks (850 liters priority solar and 1000 liters priority wood). In addition, there is a Klöckner oil burner (manufactured in 2000, maximum 40 kW) that is supplied from two 2000-liter tanks (plastic in a bricked containment basin). The oil heating is only used during prolonged absences in winter. All components of the heating system were thoroughly serviced and partially renewed in 2026. An energy performance certificate was created in 2026. The calculated "final energy demand" is 254 kWh/(m2a) (Class H). However, due to the 100% renewable energy supply, the calculated "primary energy demand" is only 55 kWh/(m2a) (Class B). Based on experience, approximately 10 cubic meters of firewood are consumed per year. There are fireplaces in the studio on the ground floor and in the living room on the upper floor. The house has three fireplaces. The insulation between the first and second floors was filled with 15 cm of Isofloc. Both kitchens are fully equipped. A 70 cm Ilve stove in the upper kitchen is powered by a propane tank located in the gallery below. The upper bathroom has a bathtub, while the lower bathroom has a shower. A fiber optic connection is active. A local area network (LAN) has been installed in the studios, living room, and room 2, and can be easily expanded if needed. Additionally, there is a satellite dish, with coaxial cables running to the living room and studio 1.
Location
The village of Niedereggenen is 5 km from Schliengen. A bus stop is located nearby. Schliengen offers supermarkets, pharmacies, doctors' offices, and a train station. Trains run to Freiburg or Basel in 25-30 minutes. For drivers, Schliengen is well-connected to both cities and the Basel/Mulhouse airport via the A5 and B3 highways.
In the village, there are several stalls selling local agricultural products. 150 meters from the house, at the end of the quiet school street (a dead end), you will find the school, the kindergarten, and the church, known for its frescoes, with its oldest parts dating back to the 11th century.
The Eggental valley offers a mild climate and a variety of beautiful hiking trails, and is particularly popular during cherry blossom season. Burgel Castle can be reached on foot in 1.5 hours, and the Hochblauen mountain (1165 meters) in approximately 3 hours.

We are selling the house due to age-related reasons, and with a degree of regret, as we have enjoyed living in Niedereggenen and particularly appreciated the friendly neighbors and the beautiful surroundings.
There is no urgent need for renovations; the house is immediately habitable.
The sale date is negotiable, but is likely to be towards the end of 2026.
