70199 Stuttgart (Süd) – Baden-WürttembergI lived in this apartment for many years – first as a tenant, then as the owner, until I moved out in 2019. Therefore, I know the apartment very well and can recommend it with confidence. The apartment is located on the 3rd floor of a historic building from 1898, with a protected facade, and is the highest residential unit in the building. With approximately 46 square meters, the L-shaped layout offers a well-utilizable living space with areas for living, dining, and sleeping, as well as a separate kitchen, a bathroom with natural light, and a small hallway. The 46 square meters feel significantly larger than they appear on paper, thanks to the clever layout and the light coming in from three sides. For me, the orientation was always one of the biggest advantages: east-facing windows in the kitchen and bathroom – bright in the morning for breakfast. South- and west-facing windows in the living area, providing light throughout the day. To the west, you overlook a permanently unobstructed green space, making it very quiet. To the south and east, you have a city view, including the television tower. In 2018, I completely renovated the apartment before I moved out: the heating system (new boiler, new pipes, and new radiators), the electrical system, the windows (triple-glazed with shutters), the doors (apartment door and interior doors), the kitchen (including refrigerator, dishwasher, stove, and oven), the bathroom, and the walls – everything is new. There is no need for any renovations.

The apartment combines the charm of a traditional building with modern standards. The ceiling features subtle stucco work, and the original wooden floorboards – for me, always a key part of the apartment's appeal. The kitchen and bathroom are tiled.
The bathroom has ample natural light and features a shower, sink, and toilet, as well as underfloor heating – a real comfort, especially in the winter. The fitted kitchen from 2018 is included in the sale. The heating is provided by a gas-fired central heating system, also from 2018, which operates independently of the other apartments. This allows the apartment to heat up quickly, and heating costs remain manageable.
In the basement, there is a shared laundry room and storage space available.
Location
Heslach, located in the southern part of Stuttgart, is a well-established and conveniently connected residential area with a comprehensive infrastructure. The Bihlplatz tram stop is approximately 100 meters away. There, you'll also find restaurants, a pharmacy, and doctor's offices. Grocery stores are located about 500 meters away at Südheimer Platz or Marienplatz.
What I've always particularly appreciated about this location is that you're in the heart of the city, yet still enjoy peace and quiet. The western side borders an undeveloped green space, the neighborhood is pleasant, and the parking situation is surprisingly good for Stuttgart standards. I actually always found a parking space nearby in the evenings.

The apartment is currently rented out and represents a solid investment opportunity – the current tenant is interested in staying in the apartment long-term. The rental amount will be provided upon request. Alternatively, it could also be used as a primary residence in the future. The building comprises four apartments. The relationship between the owners is uncomplicated and constructive. A caretaker and cleaning service maintain the stairwell, courtyard, and front garden. The monthly service charges are approximately €190, of which €50 is allocated to the maintenance reserve. The majority of the remaining costs can be passed on. The maintenance reserve is generously funded. This year, the listed facade and the flat roof were renovated. Plans are underway for a new electrical connection provided by the network operator, as well as a possible renewal of the building's plumbing, the costs of which can largely be covered by the existing reserve. Purchase price: €270,000.
An energy performance certificate is currently being prepared by the owners' association, although it is not mandatory due to the building's age. I am selling this apartment with mixed feelings. It has given me wonderful years – now it can do the same for someone else.
