The flooring is new and also perfectly level! Each room in the maisonette apartment features dimmable LED spotlights recessed in the ceiling. Cleaning outlets are located near the light switches. In total, there are 63 (!) electrical outlets throughout the maisonette. In the hallway, next to the new electrical distribution panel with a residual current device (RCD), there is a second cabinet for the central Wi-Fi network and data network: Each room is connected with its own data cable. The modern bathroom, with a window and a door that locks with a knob, features a rimless wall-mounted toilet, an under-mounted rain shower with a separate shower hose, a double vanity, and a radiator that serves as a towel warmer. The large bathroom mirror is heated and dimmable, with double outlets on either side. The washing machine and dryer can be operated simultaneously in the bathroom because they are connected to separate circuits. All radiators are new and can be controlled individually or via a thermostat. All exterior walls and roof slopes are equipped with 20cm of insulation and a vapor barrier. All skylights can be fully opened and have a continuous ventilation setting as well as a cleaning position. All skylights have electric blinds for complete blackout, which can be controlled simultaneously or individually. The new air conditioning system can both heat and cool and is considered an air-to-air heat pump. The hot water in the kitchen is produced by the new high-efficiency boiler: no additional appliance is required. The landlord is willing to install a kitchen appropriate for the apartment. The rental concept offers comfortable living in Herne-Röhlinghausen. Long-term tenants are preferred, as the rent will not be increased for at least six years. This rewards long-term tenants, as the nominal rent remains the same, but its real value decreases over time. This is intended to prevent tenant turnover. The building community is well-established and can be described as pleasant. This is intended to remain the case. The basement still needs to be renovated and is not yet available.
