We have been the owners for over 20 years and have consistently invested in the property. The property includes a house with two separate apartments and gardens, as well as a well-maintained, branded gas station (TOTAL/Access) with a shop. Connected to the gas station are a car wash (a new CHRIST system, purchased at the end of 2025 for €80,000), a car repair shop with a pit and a two-column lift (which can be rented out), and a modern shop with approximately 120 square meters of space. The gas station has 10 fuel pumps and an LPG gas system (the only one in the town!). Our house isn't new, but it's in generally good and well-maintained condition. We moved to Bad Malente over 20 years ago with our three children, and we feel very comfortable here. Each child had their own bedroom. The living room features a cozy stone fireplace for relaxing evenings. All rooms have laminate flooring and/or carpeting. The kitchen has a complete fitted kitchen. We expanded and modernized the shop of the petrol station several years ago. The entire property is in generally good condition, the business operates every day and can be easily taken over with appropriate training.
Location
Bad Malente is a spa town located in the picturesque Holstein Switzerland region, a prosperous area with numerous lakes and proximity to the sea. It attracts many visitors and tourists every year. Many German and international visitors come to this area to explore Lübeck, the Baltic Sea, and Timmendorfer Strand. The various lakes in the surrounding area offer opportunities for boating and recreational sports. This part of Holstein Switzerland is one of the most popular holiday destinations in Germany, centrally located between Kiel, Eutin, Plön, Scharbeutz, Lübeck, and the island of Fehmarn. Our property, including the gas station, is located directly at the entrance/exit of Bad Malente, on the main road between Eutin and Malente. There is significant traffic, including commuters and tourists. Malente is a town with approximately 12,000 residents in Schleswig-Holstein. The transportation links are very good, with the A1 motorway nearby, and major cities such as Hamburg, Kiel, and Lübeck are within easy reach. There are several lakes directly next to the town, and the Baltic Sea (Scharbeutz and Timmendorfer Strand) is not far away. All levels of schooling and kindergartens are available. The infrastructure in the surrounding area is good, with excellent shopping, sports facilities, and medical care. Public transportation is well-developed.
