The fair purchase price is €295,000, which includes all the fixtures and fittings (see above), as we prefer to sell the property fully equipped. The sale is being conducted privately, which means you'll save approximately €10,531.50 (3.57%) in real estate agent fees! Currently, there are no comparable properties available in this highly desirable location. A realistic valuation, considering the recent renovations, would be around €5,500 per square meter, which translates to €341,000 for the 62 square meter property without the included fixtures, or €351,000 with them. We believe this valuation is realistic, especially if you were to install new windows (approximately €7,500) and make a few other improvements, such as having a painter touch up the walls. All the walls and the entire ceiling have already been plastered with high-quality materials and are free of wallpaper, but they are not perfectly finished. However, we no longer have the time to complete these final touches, as we have already purchased a new property in my wife's hometown, for which we need funds.
