Apartment 56 is located on the 9th floor of a 15-story residential high-rise and has been completely renovated – this is a brand new apartment after the renovation. The four rooms will be delivered fully furnished: Each room is equipped with a bed, a wardrobe, a desk with a desk chair, and a mirror. The furnishings are brand new and designed for modern, functional living. Rooms 1 and 2 are approximately 10 m² each and offer a compact, well-designed space with natural light. Room 3 has approximately 9.5 m² of living space and includes access to a shared balcony, bringing the total usable area to around 12 m². The largest room is Room 4, with approximately 9.6 m² of living space plus direct access to a private balcony area (approximately 6.75 m²) – a total of approximately 16 m², including the balcony. From the 9th floor, you can enjoy a wide-ranging view over the rooftops of Munich, with clear visibility extending to the Alps. Shared amenities include a modern kitchen with a stove hookup, space for a refrigerator, dishwasher, and washing machine, a living room (approximately 8.2 m²), and a bathroom (approximately). The bathroom (approximately 2.55 m²) features a LED mirror and a heated towel rail. The hallway (approximately 7.25 m²) is generously sized. The entire apartment is equipped with LED spotlights and LED strips, creating a pleasant and modern lighting atmosphere. Ferchenseestra­ße 20 is located in the Obersendling district of Munich, a quiet yet excellently connected residential area in the south of the city. Obersendling belongs to the Thalkirchen-Obersendling-Forst­enried-Fürstenried-Solln district and is characterized by a pleasant mix of residential buildings and green spaces. The area has a moderate population density, which creates a quiet and relaxed living environment without sacrificing urban infrastructure. Public transportation links are excellent: the Obersendling U-Bahn (subway) station (line U3) is only a few minutes' walk away and will take you directly to Marienplatz in the center of Munich in approximately 15 minutes. Also, you can easily walk to the Siemenswerke S-Bahn station (lines S7 and S20), which provides connections to the entire S-Bahn network, for example, towards the main train station, Pasing, or the Munich suburbs. Several bus lines (including 134, 53, and 136) complement the transportation options and connect the neighborhood with the surrounding areas.
