Small house in a central yet quiet location (on a side street) in the Brandau district of Modautal. The house was renovated internally in 2013. The bathroom and a separate toilet were completely remodeled, and a second guest toilet was added, so that there is now a toilet on both floors. A photovoltaic system (4 kW) was also commissioned in 2013. The revenue from electricity sales is approximately €600 per year. The house is not insulated, and most of the (plastic) windows are double-glazed. There is no garden on the property, only a small courtyard and an outbuilding (garage and shed). There are two cellars accessible from the outside, although one door does not close properly. The pellet storage is located in the rear cellar, while the front cellar offers storage space. Here you will find the electricity and water meters, the inverter for the solar system, and in a separate room, the buffer tank for the heating system. This was installed new in 2016 (wood pellet heating system), and new radiators were also installed at that time.

The house is currently rented out (net cold rent of €620 per month).

Brandau, with approximately 1500 residents, is the largest district of the municipality of Modautal, which comprises 11 villages. It has a bakery, a general practitioner, and a kindergarten. The municipal administration is located here, as is a shared branch of the Sparkasse and Volksbank. Further shopping opportunities can be found in Lautern (Edeka supermarket with a beverage market/Penny), or in Reichenbach (Aldi), or in the neighboring district of Lützelbach (butcher). The bus connection to Darmstadt is very good. This bus also runs to Ernstnofen to the primary school and stops in Ober-Ramstadt (secondary schools). There are also bus lines in the other direction (Fischbachtal, Groß-Bieberau). By car, you have good access to the A5 motorway in the direction of Heidelberg and Frankfurt. Brandau is surrounded by forests, meadows, and fields, which invite you to take walks and cycle rides. You can also be active in the local sports club, which has various sections, most notably football (with its own artificial turf pitch). In addition, there is a tennis club.
