Originally, this plot of land was part of the property at "Am Holdorf 13" (682/4). As part of a common practice of infill development (closing gaps in existing development), the intention was to build a single-family home on this plot (similar to the property at 682/1 next door). Consequently, concrete plans were already in place many years ago. However, instead of building a house, the land was initially only officially subdivided, assigned its own house number (Am Holdorf 13a - 682/3), and a legally protected right of way was secured for all future owners on the original property (Am Holdorf 13 – 682/4):
An easement (right of way) for the owner of the property at "13a" (682/3). This easement grants the right to use a portion of another property as a pathway for pedestrians and vehicles. It is a legally binding easement as defined by § 1018 of the German Civil Code (BGB). The right of way is the right to install, use, and maintain pipelines or cables above or below a property. All pipelines and cables must be laid along the road and then, within the scope of the right of way, to their destination. The property is sold in its current condition (the installation of pipelines and, if necessary, access roads is the responsibility of the buyer, according to § 1018 BGB). In the past, the developer installed the pipelines and access road to house number 11 (on the opposite side) on the same legal basis. The property now being offered (682/3) is currently undeveloped and almost completely fenced – therefore, there is no need to demolish old buildings, but potentially some vegetation may need to be removed. The current access road is approximately 27 meters long, with a gate at both the beginning (Am Holdorf 13 – 682/4) and the end (Am Holdorf 13a – 682/3), although this does not necessarily have to remain the case. A right of way, such as a right of access, naturally does not only grant the owner of the benefited property the right to use the designated area, but also to visitors, tenants, lessees, and potentially also customers and suppliers (in the case of commercial use). Accordingly, potential buyers can already visit the area at any time by entering through the gate at Am Holdorf 13 – 682/4, walking along the grassy path to the next gate (13a – 682/3, which is locked), and from there, get a first impression of the edge of the property being offered. The property being offered (682/3) does not have any easements for other properties. Therefore, no strangers will be passing through or using the land. Currently, the abundant greenery on the property (which naturally makes it appear smaller) offers many potential uses.
