In December 2021, a photovoltaic system with storage was installed to provide electricity for the building. The electricity consumption of this unit is measured using a calibrated intermediate meter and billed to the tenant. This allows for consistently lower electricity prices than those offered by the local utility provider. The costs for electricity supply have not been included in the stated utility costs so far and depend on individual consumption.
Since 2025, the hot water system in the building has primarily used a water heater powered by a heat pump, which is mainly supplied with electricity from the photovoltaic system during the summer. This reduces dependence on gas prices and should also lower utility costs.
Because tap water in Garbsen typically has a very high calcium content, a central filtration system has been installed in the building. The softer water protects kitchen appliances and fixtures, and the coffee or tea tastes better.
The energy performance certificate was created before the energy-saving renovations were carried out. Future consumption figures will depend, among other things, on the heating habits of the residents.
