Main building (equestrian center), stable building, garden house, and a single garage.
The main building dates back to 1975 and was renovated and expanded in the 1990s. It is not a basement building. The ground floor contains approximately 10 horse stalls with a washing area, a common room, and an armory with a toilet and shower in the extension. The upper floor and attic contain a staff apartment for caretakers and administrative personnel with a gallery in the converted attic (living area approximately 183 m²) and staff rooms (approximately 123 m²). Separate stable building
The separate stable building (constructed with a ring beam and rafters) was built in 1979 and contains 10 individual horse stalls. In 1990, the stable was expanded with containers. A translucent pitched roof was added. The extension created an additional 9 individual stalls. Overview of horse stalls:

North of the stable, there is a fenced-in garden with an artificial pond and a garden house (wooden shed) with a wooden terrace in front. In the northwest corner of the property, there is a composting area (a concrete base, enclosed on two sides by a 1.75-meter-high brick wall, with a capacity of approximately 200 cubic meters).
East of the main building, there is a prefabricated garage. The existing dog run will be removed and is not included in this agreement.

They feature different flooring types (parquet, laminate, and tiles).
In addition, the staff accommodation includes a high-quality fitted kitchen, which will be left for the tenant's use.
Electric shutters, a large bathtub, and an open fireplace are also included as part of the high-end features.
Heating and hot water are provided by a gas central heating system with a liquefied gas tank.
The common room in the main building and the storage room are heated by a thermal storage oven and a heater, respectively.
The stable on the ground floor of the main building is not heated.
Location
The property is located in the Bogenhausen – Daglfing district, in the far east, bordering the municipality of Aschheim and the Munich district.
Access is via a private road that is not publicly maintained. A right of way is registered in the land registry in favor of the leased property. There is no connection to public transportation. The nearest bus stop is 44 minutes away on foot.

To secure all claims arising from the lease agreement, the lease contract stipulates that the lessee must deposit a security deposit equal to six months of net lease payments. The exact number of horse stalls that can be used must be determined by the new lessee based on current legislation, including animal welfare laws. The horse stalls may, if necessary, be modernized and renovated by the lessee at their own expense. According to the building permit of July 7, 1993, the staff areas may only be used for business purposes. Use as a separate residential unit is not permitted (§35 (1) Building Code).
