Whether you're looking for self-sufficiency, a place for animals, or simply a nature lover with an office or studio, this completely basemented half-timbered house was built in 1995 with traditional thatching, offers approximately 285 square meters of living space, and extends over three floors. It was designed for a large family and/or home office. In addition, there's an attic space that can be converted, and the outbuildings. The property includes a partially fenced garden of approximately 1,000 square meters. An adjacent meadow of approximately 2,600 square meters is surrounded by a pasture fence and willow trees, and features a small depression and a well. The meadow is home to 12 different varieties of apple trees, some of which are old varieties. The trees were pruned by a Demeter expert from a neighboring town, who also oversaw the production of juice (some of which is from single varieties). Directly adjacent to the meadow is our small forest of approximately 28,600 square meters. This is a natural, mixed deciduous forest with two water sources – a natural paradise and its own ecosystem. You enter the house through an inviting front door into a very spacious hallway. The main building features a kitchen with an adjacent room, a guest bathroom, and a guest room or office. The kitchen is open to a large living and dining area, and a terrace extends from it. From the living room, you can access a sunroom, which also has its own entrance from the outside. The sunroom can be used as an art studio, yoga studio, or office, all with a beautiful view of apple trees and open fields. The lower level contains several storage rooms, a separate room for guests or an office, and a large technical room with plenty of space for hobbies or a workshop. This room has its own exit and also a cat flap. A highlight is definitely the spa area, which includes a large sauna, a plunge pool, a shower, and a relaxation area. The upper level features two spacious children's rooms and a huge master bedroom. There is also a small shower room and a large bathroom. Exposed timber framing and wooden ceilings are visible throughout the interior. In addition, there is a very large (unheated) attic for storage. The adjacent building has a green roof. It consists of a carport with two parking spaces, a large storage room, and a smaller storage room. Under the same roof, there's a workshop shed, a dog kennel, and a covered area for the lawn tractor. The previous owners bred larger dog breeds here for a few years; of course, other pets or a workshop could also be accommodated. The property is heated with liquid gas. The tank is currently rented, but it can also be purchased, which would provide greater independence. The heating system was replaced in 2024, so it's up-to-date. For those who want to switch, a heat pump with geothermal energy would be ideally suited for this large property. In the living area, there's a large fireplace – and wood is practically unlimited, sourced from your own forest. In addition, water from a deep well is available for irrigating the garden. The bathrooms are tiled, while all other rooms feature high-quality designer flooring in a light oak finish. This flooring is sound-reducing, easy to maintain, and very durable.
The property includes a built-in kitchen, which was renovated two years ago by a kitchen studio in the neighboring town. It is also still easily expandable.
The bathrooms are fully functional, except for a shower door, but they should be renovated to meet modern standards.
Almost all of the walls in the rooms have recently been repainted. A tile-effect wallpaper in an environmentally friendly, white color now provides a blank canvas for personal decoration.
The entire house has a central vacuum system. The central filter unit is located in the basement, along with the completely renewed water softening system.

Location
Our house and property are located in the area of the municipality of Dobin am See. It's not far from Brüel, Cambs, and Leezen, where you'll find all the necessary amenities and schools. Via the Paulsdamm, you can reach Schwerin in 15 km, and the nearest beach on Lake Schwerin is less than 10 minutes away. The next exit for the A14 motorway is just 6 km away, and the nearest Baltic Sea beach is less than 40 km. For those who prefer peace and quiet, there's also a small lake with a small swimming area at the other end of the village. Everything is easily accessible, and yet you live on the outskirts of the village with an unobstructed view of fields, forest, and meadows. If the wind is unfavorable, you might occasionally hear something from the motorway, but not enough to be disruptive. In the village, there is some agriculture, the fire department, several holiday apartments, some older houses, and in recent years, many people from the city of Schwerin have moved to this quiet village, building new homes. Of course, the bus (line 101) stops in the village, and the nearest train station is only 7 km away. The village is very well connected to the cycling network. The next (really good) restaurant is only 5 km away, which is easily reachable by bike. The next branded petrol station is 7 km away. The thatched roof will be undergoing some maintenance work in the coming weeks. It's not leaking, but it's generally recommended to have it refreshed every 25 years. This usually doesn't require any scaffolding. The fence is a bit old. However, we don't want to replace or repair everything, as the new owner might have different tastes. For now, the fence is secure, so having a dog accompany you during the viewing is not a problem. Along with the house, we are also providing a basic set of equipment, such as a lawnmower, some tools, and a powerful wood splitter. In general, we are handing over the house and its contents as they are. If there are any defects or issues that we are aware of, we will, of course, disclose them. Otherwise, buying a house is like buying a used car; there is no general warranty or guarantee. We will, of course, provide the warranty documents for the new components, such as the heating system and water treatment. The energy performance certificate is currently being prepared and will be completed in the next few days. During the construction period, the house was designed to be energy-efficient. However, even with a condensing boiler, we are unlikely to achieve an "A" rating. The house has already been emptied, and there are still a few items left in two rooms. Currently, some cleaning is being done on the property. We are interested in a timely handover. However, we will only conduct viewings if the prospective buyer can provide credible proof of financing. The same applies to the disclosure of the exact location. We do not want "property tourists" wandering around the grounds. In addition to observant neighbors, there is also a functioning camera surveillance system. This property is a truly rare combination of a house, workshop, forest, and meadow. Everything is generously designed and laid out, yet it is not too large to be manageable. We have consciously decided not to use a real estate agent. Based on our own experience, we know that an agent does not necessarily provide more security or a faster process.
