It's about a 5-minute walk to the train station, and all the shops you need for daily necessities are within walking distance. The apartment requires renovation upon move-in. The previous tenants were a large family, so the floors and walls show significant wear and tear after five years. There is currently water damage in the kitchen, but the landlord will be repairing it. The building is very old, so the standard of finish is not comparable to a new building, but it really has character. The facade was renovated in 2022, and spacious balconies have been added without detracting from the building's charm.

An electric water heater provides hot water. There is also a small pantry. The bathroom, which was installed in 2022 in what was formerly a "laundry room," is very small but optimally equipped with a walk-in shower, a towel warmer, electric underfloor heating, and a large sink. The toilet is separate.
The rooms feature original parquet flooring, which has seen a lot of wear and tear over the years, but for enthusiasts, it is certainly a pleasure to restore it to its former glory.
In the future, there will be a storage room in the basement that belongs to the apartment. In recent months, we have painstakingly cleared out the space because previous tenants repeatedly left items behind that could not be identified.
Location
The Nordstadt district of Pforzheim is a multicultural neighborhood that is always bustling with activity. It's located in the heart of the city, offering a variety of transportation options to get around, whether on foot or by public transport. However, parking spaces are quite limited.
