New Construction Apartments - 6 multi-family buildings are being constructed using a climate-friendly solid wood construction method, with industrially prefabricated wall and ceiling elements (series production), and meet the KfW-40-QNG standard. Each building has its own staircase and elevator to the underground garage, allowing you to comfortably reach each apartment floor with minimal walking. Each apartment has a lockable storage room. The buildings feature a ground-level, covered entrance and are designed to be accessible. For example, the bathrooms are equipped with large, walk-in showers, and the thresholds of the balconies and terraces are only approximately 1 cm high. The construction meets the requirements for classification as an energy-efficient building according to the KfW-40-QNG standard, allowing you to benefit from reduced interest rates on loans (from €150,000 with interest rates starting at 0.60%). Low operating costs are expected. The green roof area will be equipped with a photovoltaic system, and the electricity generated will be made available at a significantly lower price than market rates. Buildings 1 through 4 are virtually identical in design and each feature 14 apartments, with living areas ranging from approximately 84 m² to 132 m², and 3 or 4 rooms. Buildings 5 and 6, located in a sheltered courtyard, each have 8 apartments, with living areas ranging from approximately 61 m² to 117 m², and apartment sizes with 2, 3, and 4 rooms. The buildings are identical in structure, but mirrored and arranged next to each other. The 6 apartment buildings and their associated access roads are arranged in such a way that a generously sized green area is created in the courtyard – sheltered and away from the street – and a well-visible playground is provided for the youngest residents. The basement will be constructed as a waterproof concrete structure ("white box"). The underground parking garage, which is easily accessible, has been designed with separate entrance and exit points to ensure a smooth entry and exit even during peak hours. Approximately 35 underground parking spaces are already fully prepared for charging stations/wallboxes, so that if you are interested, you can immediately have a charging option available. Consideration has also been given to several shared storage areas for bicycles. The storage areas for waste containers are located above ground, close to the houses, with the shortest possible distance to the street. Additional optional features for seniors and people with minor disabilities, such as emergency call systems, are available upon request.
