New Construction Apartments - Six multi-family buildings are being constructed using environmentally friendly solid wood construction with industrially prefabricated wall and ceiling elements (mass production), meeting the KfW-40-QNG standard. Each building has its own staircase and elevator to the underground garage, allowing you to comfortably reach any apartment floor with minimal walking. Each apartment includes a lockable storage room in the basement. The buildings feature a ground-level, covered entrance and are designed to be accessible. For example, the bathrooms are equipped with large, walk-in showers, and the thresholds of the balconies and terraces are only approximately 1 cm high. The construction meets the requirements for the KfW-40-QNG efficiency house standard, allowing you to benefit from reduced interest rates on loans (starting from 1.27% interest on loans up to €150,000). Operating costs are expected to be low. The green roof area will be equipped with a photovoltaic system, and the electricity generated will be made available at a significantly lower price than market rates. Buildings 1 through 4 are almost identical in design and each contain 14 apartments, with living areas ranging from approximately 84 to 132 square meters, and 3 or 4 rooms. Buildings 5 and 6, located in a sheltered courtyard, each have 8 apartments, with living areas ranging from approximately 61 to 117 square meters, and apartment sizes with 2, 3, and 4 rooms. The buildings are identical in structure but are arranged side-by-side in a mirrored configuration. The 6 apartment buildings and their associated access roads are arranged in such a way that a spacious green area is created in the courtyard, sheltered from the street, and a well-visible playground is provided for the youngest residents. The underground level will be constructed as a "white tank" (waterproof concrete structure). The underground garage, which is easily accessible, has been designed with separate entrances and exits to ensure quick entry and exit even during peak hours. Approximately 35 underground parking spaces are already fully prepared for charging stations/wall boxes, so that if you are interested, you can have a charging option immediately. Consideration has also been given to several communal storage areas for bicycles. The storage areas for waste containers have been planned above ground, close to the buildings, with the shortest possible distance to the street. Additional optional features for seniors and people with slight disabilities, such as emergency call systems, are available upon request.
