The apartment's location is outstanding: it's situated in the desirable Rolandswoort residential area, in the green part of Ottensen, right next to the Rathenau Park, known for its beautiful, mature trees. The residential area itself is located on a quiet cul-de-sac and is surrounded by green lawns that belong to the homeowners' association and are regularly maintained by a gardening service.
The Elbe River and the Neumühlen/Övelgönne ferry terminal are just a few minutes away on foot, as is the town center. Ottensen is part of the Altona district and is a relaxed, popular, and vibrant neighborhood with cheerful, tolerant residents and numerous attractive squares, cafes, bars, restaurants, and excellent shopping facilities. The Altona long-distance train station is also located on the eastern edge of Ottensen and is about a 15-minute walk away.
Do you have children? Wonderful! Just a few hundred meters from your new home are the Trenknerweg primary school and the Altona secondary school. Numerous doctors have practices in the immediate vicinity, including pediatricians, general practitioners, dentists, and many specialists. The children's hospital is located right next door, and the Altonaer Hospital is within a 10-15 minute walk.

Management
The residential complex is managed by SAGA-GWG. The management is highly professional. The property managers and the large owners' association are proactive and flexible. We can't praise them enough! Repairs to communal property are carried out immediately. Costly special assessments are avoided, and renovation work is paid for from the well-funded maintenance reserve. The owners' association has long benefited from a favorable gas contract with the Flensburg municipal utilities. The monthly service charge, depending on consumption, is approximately 350 euros, including the maintenance reserve.
Balconies
Balconies are planned for several buildings, and the construction of a balcony for this apartment has been approved by the property management. However, a recent proposal by the architects for the owners' association was rejected by the building authority, so the plans need to be revised. While it is highly likely that balconies can be built, this cannot be guaranteed given the ongoing proceedings. In the meantime, the green lawns in front of and behind the building provide a very good alternative. Many residents, especially during the summer, place benches, chairs, and tables in front of their homes and enjoy relaxing outdoors in good weather, so the current lack of balconies is easily manageable. All inquiries from real estate agents are unwelcome! This includes inquiries for "existing clients/potential buyers."
