The builder of our house was an ophthalmologist from Bad Camberg who had taken on the simultaneous construction of various buildings in Bad Camberg and became insolvent in 2003. As the surveyor appointed as part of the forced sale was not granted access to the house, he was only able to inspect the house from the outside and on the basis of the building file. All the dimensions stated in this sales advertisement are based solely on this expert opinion and are not the subject of our own measurements. They were estimated with the help of the floor plans also enclosed here.
After we (a single couple) bought the house at auction in the fall of 2003, the interior was extensively renovated. The carpeted floors on the first floor (partially), middle floor and basement were replaced by tiled floors. The cork wallpaper was removed and the walls were re-plastered to a high standard and are still in immaculate condition today (we are non-smokers).
After we moved in in spring 2004, the outside of the house was replastered.
As the garage is a bit cramped for vehicles of today's size, we subsequently had a carport built in front of it. To prevent the rear of the vehicle from protruding onto the sidewalk, we had a second roller shutter door installed inside the garage so that the front of the vehicle can be parked in the garage.
In 2012, we had the two bathrooms on the first floor and the toilet in the TV area redone.
The fireplace in the interior was also fitted with a fireplace cassette.
The kitchen was refitted around 2015, and some of the electrical appliances have since been replaced.
In 2017, the roof underwent an energy-efficient renovation and the exterior cladding of the top floor was completely redone. The old asbestos-containing artificial slate shingles were disposed of, the wooden substructure and the waterproofing of the roof and stairwell were renewed, the outer skin was clad with gray sheet metal and the roof was re-covered with impact-resistant light gray Tegalit tiles.
At the same time, a photovoltaic system and a solar panel were installed and the heating system in the house was optimized for energy efficiency. There is also a battery storage unit with 7 KW.
At the beginning of 2021, all 12 interior doors (with the exception of the door in the attic) were replaced with new ones.
The heating system includes a 13,000 liter steel tank, which is embedded in the ground on the street side. As a precautionary measure, this steel tank was given a new inner shell with a leak indicator in 2025.
The water in Bad Camberg is very calcareous, which is why we had a water softening system installed years ago. This was replaced by a new one in January of this year.
Location
The property is located in Schwickershausen, a quiet, unassuming village district of Bad Camberg with approximately 600 residents. The house was built on the southern edge of the village and is situated at the end of a cul-de-sac. Although the country road that runs through the village is a popular route for motorcyclists in the summer, the sound of their engines is not noticeable here. Grocery stores, pharmacies, a school, and doctors are located in Camberg, about 5 kilometers away. A local bus also serves Schwickershausen.
The back of the house faces southwest. Below the fenced property are only meadows, which border the Dombach stream in about 150 meters. To the south of the house, you can see a small, idyllic church with its cemetery. The Kickelsberg area has been developed since the end of the 1970s. Many of the original owners have since passed away or moved away, and the properties have new owners. The owner of the house to the left has been renovating his house for about 3 years. The owner of the house to the right is currently expanding his house with an addition, and due to a lack of parking, he is installing a carport on his property in the turnaround area.

Over the past few years, we have increasingly shifted our time spent to Austria. While we are away, the house is looked after by a trusted person, who may also be available for viewings.
