93176 Beratzhausen (Schwarzenthonhausen) – BayernMain House: A rare residential building with a hand-carved Bohemian roof structure (column-free) and a large garden.
The house was likely built in the 18th century. In the early 1900s, the building, like many in the village, was extended upwards. The doors on the first floor date from this period. The thick walls made of roughly hewn stone provide a pleasant room climate throughout the year. The many large windows illuminate the rooms at all times of the day and on all floors. The building is not a listed historical monument. On the ground floor, you enter through the terrace with basalt paving and the high-quality wooden front door into the hallway with a Bohemian vaulted ceiling. The floor is made of natural stone (local Jurassic limestone). From there, to the right is the kitchen (formerly a stable), with its historical cement tiles from 1907, and to the left is the living room/parlor with a large arched doorway and a fireplace connection. The walls are painted with lime and earth pigments. The floor is an oak click-lock parquet. In the rear of the ground floor, on the right is the utility room, and on the left is a new guest toilet, as well as a laundry room with new tiled flooring. The window frames on the ground floor are skillfully designed with segmental arches and sloping sides to maximize the amount of light entering the rooms. Large sills made of fir wood complete the look. You can comfortably sit in the window frame. All the doors, except for the one to the guest bathroom, are historic wooden doors with paneling and each have 6 panes of hand-blown glass. From the hallway, you can traditionally access the small vaulted cellar through a floor hatch, which we have fitted with a gas spring damper. This is a barrel vault made of fieldstone, which is likely older than the house itself. The floor is covered with old Solnhofen tiles. There is ample space for a freezer, wine, potatoes, apples, etc. The room climate is very stable throughout the year, with temperatures between 6 and 10 degrees Celsius. From the hallway, you reach the first floor via the ash staircase. Here you will find two large rooms, each approximately 30 square meters, a smaller room of approximately 10 square meters, and a spacious, new bathroom with a barrier-free shower, toilet, and sink. The floor here is also made of Jurassic limestone. The hallway and rooms feature classic, solid pine flooring treated with oil. On the top floor, two spacious rooms, each over 30 square meters, extend from the small hallway. One room offers a view of the neighboring buildings to the west. The other room is designed as a gallery and has its own small bathroom with a bathtub. Here, the beautiful roof structure is visible up to the ridge; only the rafters are covered. From this room, you can access a small attic space with a window via the staircase, which originally led from the ground floor to the upper floor.
Outbuildings:
Instead of the former barn, there is now an extension of approximately 25 square meters with underfloor heating. It has a generous ceiling height, two windows, and a door, as well as solid oak parquet flooring from around 1930. The workshop, which is approximately 120 square meters in size and dates back to 1991, currently houses a piano manufacturing business. In 2007, the building was expanded, insulated, and equipped with Garmisch casement windows. It has three rooms on the ground floor and an office of approximately 45 square meters on the upper floor, as well as a pre-prepared space for a small bathroom. The garage on the west side is a timber frame construction. The interior features concrete paving, a cozy entrance area with historic windows and paving made of fieldstone, wood paneling finished with natural oil paint in a dove blue color, and a weatherproof underroof with a "beaver tail" tile covering. As a bonus, there is a small outbuilding for roasting, pizzas, and bread, which is wonderfully situated adjacent to the spacious terrace.

In recent years, we have invested significantly in the house. The new flooring on the ground floor has underfloor heating, as does the new bathroom on the upper floor. The wooden floor in one room on the upper floor has also been renewed. As part of these renovations, the structural integrity of the masonry on the ground floor and the timber framework were assessed. The LPG burner is quite old. The underground tank is discreetly located in the north garden. Adjacent to the utility room, there is the possibility of installing a pellet silo and, if necessary, an additional buffer tank. The use of a heat pump is also an option. During the bathroom renovation, we already installed the supply and return lines for solar thermal panels up to the roof. The roof has an ideal orientation for solar thermal energy. The large, unobstructed workshop roof, with a 30-degree slope and a southwest orientation, is perfectly suited for installing a photovoltaic system. With minimal effort, it is also possible to further improve the energy efficiency of the building, if desired. The concept for this is already in place. The workshop has its own, brick-built wood-burning stove, and can also be heated via radiators connected to the district heating system from the main house. A connection for fresh water is already integrated, as is drainage up to the inspection shaft in front of the workshop. The plumbing and electrical systems are in perfect working order. While some work may still be needed, you'll find an unusually good quality of construction, a fantastic layout, plenty of space, an established fruit garden, and above all: a beautiful location in a rare natural setting, with excellent access to the highway, train, and local amenities.
Location
The property is located in a relatively central area of the village, on a hill overlooking the Schwarz Laber river. Beratzhausen and Parsberg are not far away. Here, you have everything you need for daily life, including schools, doctors, etc. Schwarzenthonhausen is a very friendly village with a strong sense of community, exceptionally beautiful nature surrounding Regensburg (the Laber river is within walking distance in just a few minutes and is hardly touristy), plenty of sunshine, and – yes – a bit of wind. It's wonderful to sit in the garden, and the buildings offer plenty of space for various activities, without requiring excessive maintenance. The barrier-free Mausheim train station or the Beratzhausen train station provide connections to the Nuremberg-Regensburg railway line. Beratzhausen is a stop for regional express trains. You can reach the A3 motorway, at the Beratzhausen exit, in just one turn within 7 minutes. In just 25 minutes, you can reach the Regensburg motorway junction – making it ideal for commuters to Regensburg. We ourselves still live in Schwarzenthonhausen. Therefore, we are looking less for a buyer and more for a future neighbor, someone who appreciates the property as much as we have. We know the house, have already developed ideas on how it can be further improved, and are always available to answer any questions. The house is being sold due to a divorce. It is simply too large for just one or two working people.
