The optimal insulation of the facade and roof, along with the triple-glazed windows, make the building very energy-efficient. The primary energy source is geothermal energy, which is supplied as district heating by the municipality of Feldkirchen. Great emphasis was placed on sustainability and resource conservation during the planning and construction phases. In the living areas, solid wood flooring has been installed, and the exposed wooden beam ceiling creates a cozy atmosphere. The walls are also partially clad in wood, contributing to a pleasant indoor climate. The kitchen, bathrooms, and entrance area are finished with high-quality tiles. All rooms have underfloor heating. On the south side of the ground floor is the large living area with an open-plan kitchen, which is connected to the terrace and garden by floor-to-ceiling windows. It is possible to install a fireplace in the living area. Next to the entrance, there is a guest bathroom, a ground-floor room, and the utility room with water connections and storage space. The rooms on the ground floor, as well as the shower room, are accessible or have minimal barriers, making them well-suited for people with mobility issues. The upper floor features high ceilings with exposed wooden beams in all three rooms. Two of the rooms offer views of the garden, and on clear days, you can see the Alpine panorama. The height of the rooms allows for the creation of additional storage space, or even the installation of a sleeping area, for example, for children. This floor also includes a large bathroom with both a bathtub and a shower. The terrace and the large garden provide ample space for children's parties or evenings with friends. There is still plenty of room for landscaping the garden.

It's a 10-minute walk to the town center and just under 15 minutes to the S-Bahn station. A kindergarten, primary school, sports club, and adult education center are all easily accessible on foot or by bike. Further education schools, as well as several secondary schools in Riem, Kirchheim, Aschheim, and Vaterstetten, can be reached in approximately 20 minutes by public transport. In the summer, the Heimstettener See lake offers a well-maintained recreational area. Feldkirchen has good infrastructure, including a medical center, cozy restaurants, and a nice bakery café in the town center.
