The optimal insulation of the façade and roof is complemented by the triple-glazed windows, making the building very energy-efficient. The primary energy source is geothermal energy, which was supplied as district heating by the municipality of Feldkirchen. Great emphasis was placed on sustainability and resource conservation during the planning phase.
Wooden floors have been laid in the living area and the exposed wooden beam ceiling creates a cozy atmosphere.
The kitchen, bathrooms and entrance area are fitted with high-quality tiles. All rooms have underfloor heating.
On the south-facing first floor is the spacious living area with open kitchen, which is connected to the terrace and garden by floor-to-ceiling windows. Next to the entrance is the guest bathroom, a ground-floor room and the utility room with water connection and storage facilities.

Feldkirchen is located in the east of Munich and is well connected to the S2 and the A94. The town center is just under 10 minutes away on foot, the S-Bahn 15 minutes. Kindergarten, elementary school, sports club and the very active adult education center are all within easy walking or cycling distance. Secondary schools and several grammar schools in Riem, Kirchheim, Aschheim and Vaterstetten are about 20 minutes away by public transport. In summer, the Heimstettener See offers a well-kept recreational area. Feldkirchen has a good infrastructure as well as a medical care center, cozy restaurants and a bakery café in the village center.
