New construction apartments – Six multi-family buildings are being constructed using environmentally friendly solid wood construction methods, with industrially prefabricated wall and ceiling elements (series production). They meet the KfW-40-QNG standard. Each building has its own staircase and elevator to the underground parking garage, allowing you to comfortably reach each apartment floor with minimal walking. Each apartment has a lockable storage room. The buildings feature ground-level, covered access and are designed to be barrier-free. For example, the bathrooms are equipped with large, walk-in showers, and the thresholds of the balconies and terraces are only approximately 1 cm high. With this construction, the buildings meet the requirements for the KfW-40-QNG efficiency standard, allowing you to benefit from subsidized loans (starting at 0.60% interest for €150,000). Operating costs are expected to be low. The green roof area will be fitted with a photovoltaic system, and the electricity generated will be available at a significantly lower price than market rates. Buildings 1 through 4 are virtually identical in design and each comprise 14 apartments, with living areas ranging from approximately 84 m² to 132 m², and 3 or 4 rooms. Buildings 5 and 6, located in a sheltered courtyard, each have 8 apartments, with living areas ranging from approximately 61 m² to 117 m², and apartment sizes with 2, 3, and 4 rooms. The buildings are identical in structure, but arranged mirrored next to each other. The 6 apartment buildings and their associated access roads are arranged in such a way that a spacious green area is created within the courtyard – protected and away from the street – and a well-visible playground is provided for the youngest residents. The basement will be constructed as a waterproof concrete structure ("white box"). The underground garage, which is easily accessible, has been designed with separate entry and exit points to ensure quick entry and exit even during peak hours. Approximately 35 underground parking spaces are already fully prepared for charging stations/wallboxes, so that if you are interested, you can immediately have a charging option. Several shared storage areas for bicycles have also been provided. The storage areas for waste containers are located above ground, close to the houses, with the shortest possible distance to the street. Additional optional features for seniors and people with minor disabilities, such as emergency call systems, are available upon request. Through our partnership with the Schumm Foundation, located directly across the street, you have numerous options available to you (e.g., cleaning service for your apartment, including watering plants; participation in a midday meal...).
