The house was built using solid construction methods (Ytong). Sustainability and ecology were given priority. It is also suitable as a multi-generational home (which can also be tax-advantageous). It does not require expensive renovations, such as those needed for houses with gas, oil, or coal heating systems, which would involve extensive modifications throughout the house (underfloor heating, windows, insulation, etc.) and cost over €150,000. It is heated throughout by a geothermal heat pump (installed in 2024) with a hot water storage tank (600 liters), which feeds into the underfloor heating system. In addition, a water softening system (installed in 2022 by Grünbeck) has been installed. A Bullerjahn wood-burning stove provides additional warmth and comfort. Both bathrooms are additionally equipped with a hot water radiator (no electricity required). The showers are easily accessible at ground level. The electricity supply is provided by a photovoltaic system (installed in 2019) with storage (planned for 2025, 10 kW). Any excess electricity generated is stored in the cloud and used during periods of low sunlight. This makes the house self-sufficient. There are no heating, hot water, or electricity costs; only an administrative fee of €30 (other models are, of course, also possible). In the event of a power outage, a connection is available for a generator. A fiber optic connection provides fast internet access. On the ground floor, from the spacious, open hallway, you can access both the open-plan living, dining, and kitchen area, which has access to the terrace, and the utility room, which has access from both the hallway and the kitchen. On the other hand, the hallway leads to an open wardrobe area with access to the bedroom and the bathroom, which features a walk-in shower and a bathtub. A straight staircase leads to the upper floor, which has a spacious gallery, four additional rooms, a bathroom with a walk-in shower, and a balcony. The double-glazed Meranti wood windows, the triple-glazed plastic terrace sliding door, as well as the carport and balcony (both made of galvanized and powder-coated metal) are easy to maintain and durable. Two garden sheds and two covered areas provide storage space and shelter for garden equipment, tools, bicycles, firewood, etc. The facade greenery naturally provides additional insulation in cold weather and pleasant cooling during high outdoor temperatures. Two underground cisterns (approximately 2800 liters) collect rainwater for garden irrigation. The property is enclosed by a mixed hedge, planted with flowering roses and perennials, berry bushes, fruit trees, a beautiful ornamental cherry tree, a magnolia, a ginkgo tree, and more.
