91207 Lauf (Heuchling) – BayernWe are selling our large house with beautiful sandstone and half-timbered exterior walls and an outdoor area. The building consists of ground floor, 1st floor, attic, loft and a small cellar. The attic and loft were converted and insulated in 2005. Most of the windows have also been replaced since 2000.
Our house was last used as a residential and commercial building (part of the ground floor). Prior to our purchase and the change of use for a business on the first floor in 2000, it was a purely residential building. Due to the closure of our business, it is now empty and for sale immediately. The house is therefore perfect for your individual type of use: work on the first floor, live above! Or, after converting the commercial rooms back into living space, as a purely residential house again. Important: You are buying the house directly from a private owner - i.e. without estate agent's commission!
Despite the historic character, all floors offer spacious and bright rooms: The living space as a purely residential house is more than 180 square meters with approx. 8 rooms (including the currently commercially dedicated areas!). There are approx. three rooms on the ground floor (when used as living space) and another three rooms plus kitchen and bathroom on the first floor. In the converted attic there is a large room with fitted kitchen plus bathroom and a staircase up to the converted loft. The outdoor area offers enough space for a small garden, a seating area and is covered in the middle. The plot area is 200 sqm plus approx. 38 sqm (corresponds to 1/3) of the driveway. The floor area of the house is approx. 115 sqm. History: The semi-detached house is a former farmhouse which has been completely extended over time. The year of construction is not known.
The house is heated and supplied with hot water via a gas central heating system (Vaillant condensing boiler). A current energy certificate is available and can be inspected during the viewing (1x residential building, 1x non-residential building for commercial use).
As already mentioned, some rooms on the ground floor are dedicated to the commercial use of a hot mangle & laundry (approx. 55 sqm), which ceased operations at the end of 2024. The hot mangle & laundry has now been completely dismantled and the rooms are therefore empty. All other rooms on the ground floor, 1st floor, attic and loft are living space, were occupied until the end and are in good condition. The ground floor is designed for commercial use and may need to be adapted for a different use, depending on individual requirements.
