The use of electricity from the photovoltaic system, which generates approx. 11,000 kWh per year, is included in the rent. Assuming self-consumption of 70%, for example, and electricity costs of 35 cents/kWh, this results in a financial benefit of around EUR 2,900 per year*.
If this is taken into account, your warm rent is only about the same as your cold rent. This is a significant advantage of a PlusEnergy house, which generates more energy over the year than it needs.
The utilities bill you directly for the ancillary costs of electricity, water/waste water and refuse. You can expect to pay around EUR 80 per month. For ancillary costs such as property tax, liability, homeowners' insurance and maintenance, a monthly advance payment of EUR 169 is charged with the rent and billed annually.
The rental agreement will also include an index-linked rent regulation. This means that the rent can be adjusted in future in line with the development of the consumer price index (CPI) determined by the Federal Statistical Office.
The houses are currently in the final construction phase and will be available for first-time occupancy directly from the private owner free of commission from March 2026.
