Thanks to its double-walled solid construction (wall thickness 2 x 25cm, double-insulated), the house is practically soundproof. The ground floor and first floor are fitted with high-quality, durable red beech laminate flooring and tiles. The attic has been gradually converted into a large studio space, including a loft area, offering an unusually large amount of living space and storage. The basement features two hobby rooms with wooden paneling, providing a comfortable, living-space-like environment. The bathroom and doors on the first floor were completely renovated in 2015. The old gas-fired boiler was replaced with a new Vitogas Viessmann unit in 2008, and the gas combination regulator and igniter were replaced in 2016. In 2019, all external access staircases were newly concreted and fitted with new handrails and stair lighting. Additionally, the patio door and windows leading to the garden on the ground floor were equipped with anti-burglary electric shutters. The exterior of the house was completely repainted in 2021, and in 2023, part of the front garden and the large garden were replanted. The interior was repainted in 2025. All levels of schooling are represented, including 4 grammar schools, and there are numerous kindergartens and daycare centers. A community college and a hospital are also located nearby. In addition, there is the Oskar-Frech-Naturseebad, a highly regarded and popular outdoor swimming lake. Located on the northern edge of Schorndorf, the house provides quick access to the orchards and fields behind it, perfect for jogging, walking, or cycling. The beautiful vineyards are a 5-minute bike ride away. A major advantage of the location is that the walk to the supermarket, including a bakery, is very short. Aldi, Lidl, and MediaMarkt are a 2-3 minute drive away. The train station and city center are approximately a 15-minute walk or a 3-minute drive. A kindergarten, an excellent butcher shop, two doctor's offices, a pharmacy, and the large Ulrich Schatz sports and fitness center are also within walking distance, about a 5-6 minute walk.
