The furnishings are clearly visible in the pictures. It is always better to familiarize yourself with the property and its location on site than to read and look at pictures.
The main energy source of the property is gas. The gas system is in good condition. It has been maintained by a specialist company for years. The boss of this specialist company has already given permission for seriously interested buyers to call him and ask personally about the condition of the gas system, etc.
The last major refurbishment was carried out in the 1990s. Since then, the house has held up impeccably, but is getting on in years. The property is worthwhile for people who want (or need) to deduct something from their taxes for 2025 and at the same time want to own an ideal investment. The following work, for example, would be useful and good:
Repaint the stairwell, replace or renew all apartment entrance doors, refurbish the front door including the frame.

From there it is only a 6-minute ride and 4 stops to the Anger (= city center and very important hub of the city). Erfurt main station is only 13 minutes away by streetcar. The airport is 30 minutes away. To get there, change at the "Am Anger" stop. (You won't see anything of the airport).
If you don't take the streetcar but continue straight ahead, you will come to the REWE supermarket in Eislebener Straße. There is a Lidl just a few meters further on.
Everything is within easy walking distance.

One of the advantages of the property is that there are no other houses directly opposite. So you can't look directly into your neighbor's room and you don't have anyone who could do that to you. That is clearly a special feature.
There is a car repair shop directly opposite. You never hear anything from it. (Really amazing...) Only the playground in front of it can be heard from time to time, but this never lasts long and is really fine.
If you are seriously interested in the property, you can check everything yourself and explore the area at different times of the day. It is really very quiet and peaceful. Ideal for living.
The house itself has no parking spaces, car ports etc. But there is plenty of parking in front of the house and in the area. These were free of charge in the last decades and still are today.
