Alternatively, and preferably, a so-called "ideal one-third co-ownership share" is offered for sale. This option involves the holiday home being used exclusively by one of the three co-owners at different times. The usage periods are agreed upon jointly, flexibly, and amicably by the three co-owners. Each co-owner uses the house exclusively and completely for themselves during their respective time period. Usage is intended solely for the co-owners and their family members; no tourist rentals to third parties are permitted. The co-ownership and a reciprocal right of first refusal are secured through appropriate registration in the land registry. Operating costs, maintenance, and investments are borne equally by the three co-owners. Due to our own busy schedules and the geographical distance (Upper Bavaria is the "center of our absence"), we unfortunately rarely use our holiday home. Therefore, a one-third share remaining with us is more than sufficient to meet our needs, and so we are offering two other potential co-owners (each with a one-third share) the opportunity to fulfill their dream of owning a holiday home on the island of Rügen.
