Built in the 1970s by the Ministry of Defense as permanent troop accommodation, this solidly constructed commercial building with a clinker brick façade impresses with its solid construction, flexible usage options and attractive rental income. The core refurbishment took place in 1990 and the building was converted into an officers' mess in 2009.
Most recently, in 2014, the property was extensively and stylishly refurbished and a factory for organic food was built.
The property comprises a total of approx. 1,219.77 m², divided into a usable area of 988.1 m² on the ground floor and a further usable area of 288.98 m² in the basement, which is fully accessible via a solid concrete staircase.
The solid construction of the building consists of double-skin masonry clinker façade elements with insulation in combination with a reinforced concrete construction system. This ensures energy efficiency, durability and low maintenance costs.
The solid construction, the tested statics and the existing flat roof enable the building to be extended, i.e. additional office and administration rooms can be set up on a second level on top of the existing building.
Two AL-HO containers mounted on a concrete base have been approved.
Additional outdoor parking spaces can be built on the property's 3,376 m² plot. The existing building can also be extended or enlarged.
In 2014, a 50-meter-deep well was drilled to ensure the property's own water supply.
An infiltration trough allows the rainwater from the roof and courtyard areas to be discharged into the groundwater.

Location
The town of Coesfeld, with a population of around 37,000, is located in NRW, in the western Münsterland region. With the Coesfelder Berg, part of the urban area lies in the Baumberge. Münster, the next largest city, can be reached by car in approx. 40 minutes. Furthermore, the connection to the A31 and A43 as well as to Münster/Osnabrück airport can be described as excellent.
