The light switches and sockets in the apartment were renewed in 2018 and additional cables, switches and connections were installed. Cable TV is available in both the upper and lower part of the apartment. The existing maple parquet flooring in the hallway and in the eat-in kitchen was sanded in 2018. Ash parquet was laid in the two bedrooms in the lower part in 2018, and Canadian maple in the gallery. In the bathroom, a washbasin set was custom-made by a carpenter. In the kitchen (with fireplace connection), a modern fitted kitchen with induction hob and large fridge was installed in 2018. A custom-made buffet was installed in 2021. In the attic, a matching built-in shelf made of spruce was custom-made under the sloping roof in the bedroom/study (2020).
The wooden windows have wooden shutters on the outside and pleated blinds in the bedrooms on the inside. Two roof windows can be darkened with pleated blinds, one with a roller blind.
The cellar room is completely walled and has electric light and a socket and its own lockable door. The house also has an elevator and a washing machine room. You can put your own washing machine there.
There is a lockable shared bicycle storage room in the underground garage.
The garden is in common ownership and can be shared (apart from terrace rights of individual ground floor apartments).
Location
The property is located on Kirchplatz in Hausham, which lies on the Schlierach river between Miesbach in the north and Schliersee in the south. Munich is well connected by the Bayerische Regiobahn (the train station is an 8-minute walk away). By car, you can be on the A8 or at Spitzingsee in a quarter of an hour, in Austria in half an hour, in Rosenheim in three quarters of an hour and in Munich city center in an hour. Lake Schliersee can be reached on foot (20 minutes) or by bike in 10 minutes.
In the immediate vicinity you will find doctors and physiotherapy, hairdresser and beauty salon, kindergarten and community library, music school and Montessori school. Restaurants, cafés, bakeries, supermarkets, fashion and other stores, post office, pharmacies, banks, town hall, vet, gym, petrol station and cinema are all within a 5-15 minute walk.
Hausham also has a district hospital, an elementary school, a special school, two modern multi-purpose gyms, two soccer pitches, tennis courts and a number of craft businesses.
An outdoor swimming pool and a wide range of shopping facilities can be found in nearby Miesbach. A swimming pool with wellness area and many other leisure activities can be found at Schliersee, just 3 km away.
