The detached house was built in 1936, extensively renovated in 2012 and lovingly optimized and modernized over the last 10 years. Even the front door is a true-to-original carpenter's work, which does not show that the interior houses a metal core, safety glass and a complex central locking system with a locking system and keyless access system (finger scan).
The stylish entrance area is made of Solnhofen marble, while the historic wall frieze and the high walls in the stairwell exude a spacious ambience. The upper staircase with floor-to-ceiling sliding doors was built to exactly match the original 1930s staircase below and therefore appears to have been cast from a single mold.
The rented mezzanine floor and the first floor, which is vacant, both offer a central hallway from which all rooms can be accessed separately, as well as two large oak parquet rooms connected by double doors with windows in three directions and a loggia. On the first floor, the smaller room on the street side has all the connections needed to install a kitchen. The bedroom on the garden side is connected to an en suite shower and bath.
The top floor accommodates a versatile room with a view of the tops of the old maple tree in front of the house, a shower and bath as well as a spacious living/dining area with a garden-side sun terrace, which offers a magnificent distant view over the neighboring properties to Schönower Park. The beautiful roof beams conceal perfect niches for guest beds.
The roof and terrace were completely redesigned just two years ago in collaboration with an experienced architect, newly insulated and covered with Meyer-Holsen tiles, the dormers were rear-ventilated and fitted with premium venetian blinds, and the terrace was equipped with a de facto invisible drainage system.
The house was named "Energy Winner" in the Institute for Heat and Oil Technology's campaign of the same name, when energy consumption for heating was reduced by around 65% following the extensive energy-efficient refurbishment, which is reflected in very manageable heating costs (consumption costs approx. €197/month for the entire house or all 3 heated floors). The perfectly functioning condensing oil heating system could also be replaced by a wood pellet heating system. The large roof areas of the dormers invite you to expand the existing system with a PV and/or solar thermal system. A tiled stove or fireplace can also be installed.
The perfect south/west orientation and windows in all four directions provide direct sunlight from morning to evening. The beautiful garden with mature trees, numerous berry bushes and pretty flowers and shrubs is a little paradise for children and adults alike.
Location
Although in a very quiet location, the infrastructure, shopping facilities and public transport connections as well as the accessibility of numerous schools could hardly be better. Sports enthusiasts can also start right on the doorstep and find numerous recreational and training opportunities. In the summer months, it's just a short bike ride to the bathing fun at Schlachtensee.
