The primary heat supply is an economical oil heating system (built around 2010), which does not need to be replaced according to current legislation; this is supplemented by the water-led kitchen wood-burning stove and the 10 m² solar system. Thanks to good building insulation (triple glazing), oil consumption barely exceeds 2,000 l / year, even at comfortable temperatures. The oil tanks hold 3,000 liters.
The fresh water supply is provided by a private, abundant spring - two fresh water tanks (redundant pump) with a capacity of almost 5,000 l also provide a plentiful supply of water and allow lavish watering of the garden even at the height of summer. The water quality is ensured by deacidification and ultrafiltration systems and thus meets the highest standards (99.99% retention rate for bacteria and viruses). A connection to the public supply network is neither available nor planned.
A maintenance-free three-chamber septic tank (Ecoflo, lamella filter with coconut substrate; electroless) made of plastic was installed for wastewater disposal in 2017 and has proven itself in practice.
Power is supplied in-house via an earth connection. An optional diesel generator provides an adequately dimensioned emergency power supply for the entire house. The connection to storage batteries and solar supply (south-west facing roof) is prepared. This means that the property can be operated completely self-sufficiently with little effort.
Telephone and internet supply: the municipality has promised a fiber optic cable (free house) by 9/2025 at the latest. The entire house is currently supplied via LTE (Vodafone) (unused ISDN feed line available); at an average of 16 Mbit/s, both office operation and streaming are guaranteed to be trouble-free and permanent. All rooms on both floors have LAN and TV connections (satellite dish).
The outdoor facilities have been elaborately landscaped with more than 150 m of walls in a very low-maintenance terraced design - there are many straight areas with lawns / terraces and few slopes. Fruit trees (apples) and berries are present. Highlights of the 1,200 square meter property are:

- over 100-year-old, antique shell limestone paving (hand-cut) in the driveway and around the house are a visual treat
